Bulls Say, Bears Say
Bulls Say
High Occupancy & Pricing PowerSustained high occupancy and concentration in necessity-based tenants create durable cash flow resilience. Strong renewal and new-lease rent spreads indicate structural pricing power, supporting steady same-center NOI growth and reducing downside vacancy risk across economic cycles.
Strong Liquidity And Interest-rate ProfileRobust liquidity combined with a predominantly fixed-rate, long-dated debt book materially reduces near-term refinancing and interest-rate exposure. This capital flexibility supports accretive acquisitions, asset recycling, and stability of distributions over a multi-year horizon.
Disciplined Acquisition & Development PipelineAn active, yield-accretive pipeline and targeted acquisitions bolster long-term NOI and FFO growth if execution holds. Paired with asset recycling and stated disposition plans, this disciplined growth program can sustainably expand cash flow and enhance portfolio quality.
Bears Say
Elevated LeverageLeverage near mid-single-digit multiples constrains financial flexibility and raises sensitivity to NOI declines or higher interest costs. Sustained elevated leverage limits ability to pursue opportunistic transactions and increases refinancing and covenant risk over a 2–6 month horizon if fundamentals weaken.
Weakening Free Cash Flow MomentumA reversal in free cash flow momentum suggests higher spend on development, acquisitions, or working-capital pressure, reducing internal funding for dividends, debt paydown, or opportunistic purchases. If persistent, negative FCF undermines balance-sheet repair and long-term distribution sustainability.
Execution Risk From Non-core ExpansionMoving into non-core asset types increases operational complexity and exposure to different leasing dynamics and development execution risk. These initiatives may deliver higher returns but could strain management bandwidth and capital allocation, risking margin volatility and slower integration.
