Q3 2026 Earnings Call Summary

Q3 2026
Earnings Call Date:Nov 04, 2026|% Change Since:-0.45%|
Earnings Call Sentiment|Neutral

The call presented a mixed picture. MFA reported substantial quarterly pressure from higher interest rates, wider mortgage spreads and mark-to-market losses, resulting in a 12.5% decline in GAAP book value, a 13.3% decline in economic book value and a $111.7 million GAAP net loss. However, management highlighted improving distributable earnings, declining realized credit losses, shrinking legacy exposure, continued securitization activity, attractive returns on new investments and progress at Lima One. The operational improvements were meaningful, but the severity of the quarter's book value and market-related losses, along with upcoming swap maturities and dividend uncertainty, kept the overall tone balanced.

Company Guidance

Management said returns on new investments today will produce mid- to high-teen ROEs, while the continued recycling of unproductive capital and a balance sheet capable of supporting significantly more leverage provide options to offset approximately $0.08 per share per quarter from approximately $1.3 billion of 1.4% pay fixed interest rate swaps that mature at the end of the year and into the first quarter of next year; realized credit losses are expected to moderate meaningfully from here, and Lima One multifamily originations could easily be above $100 million next year, although the company said it is hard to really forecast out what exactly it might be.

  • Planned Leadership SuccessionCraig Knutson announced that he plans to retire as CEO at the end of June 2027, with Bryan Wulfsohn becoming President and CEO on July 1, 2027. Bryan will join the Board on January 1, 2027, and Andrew Kail will join MFA as Chief Investment Officer on January 1, bringing more than 25 years of mortgage finance experience.
  • Improved Distributable EarningsDistributable earnings increased to $26.4 million, or $0.26 per share, from $0.12 per share in the second quarter. Distributable earnings before realized credit losses were $45.3 million, or $0.44 per share.
  • Underlying Earnings Power Continued to GrowExcluding approximately $0.05 per share of nonrecurring benefits, distributable earnings before realized credit losses were approximately $0.39 per share, up 11% from the prior quarter and 30% from the third quarter of 2025. Management said this was the third straight quarter of significant growth in underlying portfolio earnings power.
  • Realized Credit Losses DeclinedRealized credit losses on fair value loans declined to $18.9 million from the second quarter, consistent with management's prior expectations. Management said many troubled legacy multifamily loans have been resolved or charged off and expects realized credit losses to moderate meaningfully from here.
  • Legacy Credit Exposure Continued to ShrinkThe legacy multifamily portfolio declined to under $300 million of unpaid principal balance and $263 million of fair value. The delinquent portion fell to $71 million, and the company said it has a clear path to resolution on most remaining multifamily loans.
  • Portfolio Delinquencies ImprovedThe overall portfolio 60-plus-day delinquency rate improved to 6.7% from 7.0% at June 30. Management said the improvement continued despite the quarter's volatility.
  • Net Interest Income IncreasedNet interest income, including TBA dollar roll income, rose to $63.4 million from $60.2 million in the second quarter.
  • Expense Base Remained ControlledQuarterly G&A expense was $23.6 million, well below the $33 million quarterly average in 2024. The company attributed the quarter's expense level primarily to nonrecurring depreciation expenses in the second quarter and a nonrecurring benefit from a third-quarter true-up of incentive compensation accruals.
  • Continued Securitization Activity and Capital UnlockMFA issued a new $447 million NPL securitization in September after calling its 2024 NPL transaction, unlocking an additional $40 million of capital. It also issued a Non-QM transaction shortly after quarter end and said securitization markets remained deep and resilient despite fixed-income market volatility.
  • Non-QM Portfolio ExpansionMFA acquired more than $480 million of Non-QM loans during the quarter, with an average coupon of 7% and a 70% loan-to-value ratio. Non-QM remained the company's largest asset class at nearly $6 billion.
  • Successful Non-QM SecuritizationShortly after quarter end, MFA completed its 25th Non-QM securitization, selling $360 million of bonds and locking in nonrecourse, non-mark-to-market financing on the underlying loans.
  • RPL and NPL Performance ImprovedThe default rate in the seasoned RPL and NPL portfolio fell to another all-time low during the third quarter. MFA also issued $379 million of new NPL bonds with an average coupon of 6%, unlocking $40 million in cash and financing capacity.
  • Investment Returns Remain AttractiveLoans acquired during the third quarter carried an average coupon of 7.8%, and management expects returns on new investments to produce mid- to high-teen ROEs. Management also said current Agency spreads offer mid- to high-teen ROEs.
  • Agency Portfolio RepositioningThe Agency portfolio was approximately $4 billion, or nearly one-third of the investment portfolio. Although MFA did not sell bonds because of volatile market conditions, it rotated lower-coupon securities into higher-coupon specified pools and continued to roll its $478 million TBA position.
  • Lima One Rental Loan Sales Generated IncomeLima One originated $288 million during the quarter, including $214 million of short-term transitional loans and $74 million of 30-year rental loans. It sold $95 million of rental loans and generated $2.4 million of gain-on-sale income.
  • Lima One Reentered Multifamily LendingLima One originated and distributed its first multifamily loans since spring 2024, totaling approximately $5 million. Management said the business plan is to originate multifamily loans for sale and indicated originations could potentially exceed $100 million next year.
  • Book Value Rebounded After Quarter EndAlthough economic book value declined during the quarter, management estimated that it increased approximately 5% since the end of September, driven by a rally in interest rates.
  • Capital Deployment Opportunities RemainManagement said the balance sheet is capable of supporting significantly more leverage and that the company will continue recycling unproductive capital and putting capital to work in new investments. Management also described the common stock as trading at a material discount to book and said it viewed repurchases as a compelling opportunity, subject to preferred-market issuance levels and liquidity considerations.
  • Residential Credit Performance Remained StrongManagement said historical losses in the Non-QM portfolio have been zero and that it has not seen borrowers walk away from new-construction projects at Lima One, despite moderating home prices. Management said it is not concerned about flat to moderately lower home prices based on its conservative underwriting approach.
