We have long awaited the time when warehouse tenants complete the build-out of their big-box, bulk distribution networks, which tend to be in less infill-type areas like the Inland Empire. TRNO's portfolio is concentrated solely on urban-adjacent assets that serve the final stage of the consumer distribution network; the so-called "last mile" where warehouse tenants are still actively increasing operational scale. Indeed, Amazon (AMZN, Not Rated) recently noted that it plans to double its distribution locations geared toward same- day delivery; a trend that perfectly suits TRNO's assets and investment strategy. We reiterate our Buy rating and $80 Price Target.
