Q3 2026 Earnings Call Summary

Q3 2026
Earnings Call Date:Oct 27, 2026|
% Change Since:
|
Earnings Call Sentiment|Positive
The call was strongly positive overall. Hilton reported better-than-expected third-quarter results, broad RevPAR growth, record organic openings, a record development pipeline, strong future unit-growth visibility, substantial planned shareholder returns and confidence in 2027 demand. These strengths outweighed regional declines in the Middle East and Africa and China, ownership and timeshare-related pressures, conflict impacts and higher development financing costs.
Company Guidance
Hilton expects fourth-quarter system wide RevPAR growth to be 3% to 3.5%, adjusted EBITDA to be between $1.047 billion and $1.067 billion, and diluted EPS adjusted for special items to be between $2.32 and $2.38; for full year 2026, it expects RevPAR growth between 4-4.5%, adjusted EBITDA of between $4.06 billion and $4.08 billion, and diluted EPS adjusted for special items of between $9.07 and $9.13, with guidance ranges not incorporating future share repurchases. Full year 2026 RevPAR growth is expected to be in the mid single digits in The U. S., The Americas outside The U. S, and Europe; The Middle East and Africa region is expected to decline by a low double digit percentage; Asia Pacific growth is expected to be in the low single digits, with RevPAR down low single digits in China. Fourth quarter net unit additions are expected to be above the third quarter, ending the year around the midpoint of the 6% to 7% range for 2026, with growth of 6% to 7% annually over the next several years; Hilton expects approximately $3.5 billion returned to shareholders for 2026, signings growth in the mid single digit for the full year, and global RevPAR numbers in the 3% to 4% range next year.
Strong Third-Quarter Operating Results
Hilton reported a strong third quarter, with top- and bottom-line results exceeding expectations. System-wide RevPAR increased 5.8% year over year on a comparable and currency-neutral basis, with both rate and occupancy growth ahead of expectations.
Adjusted EBITDA and Fee Growth
Third-quarter adjusted EBITDA was $1.058 billion, up 8.4% year over year and above the high end of guidance. Management and franchise fees grew 9.5% year over year.
Business Transient and Group Demand Strength
Global business transient RevPAR increased 83.3%, driven by U.S. outperformance and continued strength in manufacturing, technology and workforce lodging, each of which grew more than 10%. Group RevPAR increased 8.2%, supported by stronger sequential demand, continued rate gains, social events and company meetings.
Regional RevPAR Growth Outside Challenged Markets
Third-quarter RevPAR increased 7% in the U.S., 6.3% in the Americas outside the U.S., 6.5% in Europe and 7.3% in Asia Pacific excluding China. U.S. performance was driven by World Cup-related demand and strong business and group demand, while Europe benefited from Continental Europe, business and group segments, Turkey, Eastern Europe and resort markets.
Full-Year RevPAR Outlook Raised and 2027 Demand Confidence
Hilton expects full-year 2026 RevPAR growth of 4% to 4.5%, driven by continued business strength, particularly in the U.S. Management said the underlying second-half run rate is now approximately 4% in the U.S. and 3.5% globally, and expects global RevPAR growth of 3% to 4% in 2027.
Favorable Business and Infrastructure Demand Backdrop
Management cited supportive policy, increased private-sector investment including AI, ongoing public infrastructure spending and middle-class real wage growth as demand drivers. Non-residential fixed investment has grown nearly 2x faster than its average rate over the prior 20 years for the past six and soon-to-be seven quarters.
Record Organic Openings and Net Unit Growth
Hilton added more than 180 hotels and over 27,000 rooms during the quarter, its largest quarter ever for rooms added on an organic basis. Net unit growth was 6.0%, and fourth-quarter net unit additions are expected to be above the third quarter, with 2026 growth around the midpoint of the 6% to 7% range.
Luxury and Lifestyle Portfolio Expansion
Trailing 12-month net unit growth was 11% for luxury and 20% for lifestyle. Luxury and lifestyle openings represented approximately 30% of total quarterly openings and included Conrad openings in Saudi Arabia and Japan, the debut of Canopy in Thailand and Canopy's 50th global property.
Collection and LXR Brand Milestones
Hilton opened nearly 20 Tapestry and Curio hotels across nearly all regions, surpassed 3,000 LXR rooms with the brand's debut in India and said upper-upscale and above categories will represent 45% of deliveries this year.
Conversion Momentum Across the Portfolio
Conversion openings occurred across 12 of Hilton's 28 brands, including DoubleTree's debut in Singapore, Spark's debut in Italy and 10 Spark by Hilton Yotel conversions across four countries. Conversions represented 37% of quarterly openings, and Hilton has converted hotels from almost 60 different brands into its system over the last 12 months.
Strong Signings and Record Development Pipeline
Hilton signed approximately 30,000 rooms during the quarter and is on pace for mid-single-digit growth in signings for the full year. The development pipeline increased to more than 543,000 rooms, including approximately 250 unique brand-country combinations, and grew both year over year and sequentially.
Construction Starts and Future Growth Visibility
System-wide new-development construction starts increased more than 40% year over year in the quarter, with every region up more than 20%. Nearly half of the pipeline is under construction, representing nearly 20% of industry share and 3.5x Hilton's share of existing supply. More than 80% of expected 2027 unit growth is already on the books.
Long Runway for Net Unit Growth
Hilton expects to grow net units 6% to 7% annually over the next several years. Management said Hilton remains less than 6% of global supply, while its rooms under construction represent approximately one in every five hotel rooms under construction globally.
Positive Group Outlook
Big-group total sales are up in the mid-single digits going into next year. Management expects business transient, group and leisure to all be positive in 2027, ranked in that order, with limited U.S. group-hotel supply supporting the group outlook.
Technology and AI Initiatives
Hilton appointed Savneet Singh as Chief Technology Officer to strengthen its technology leadership. Management said Hilton is working with emerging AI distribution platforms, has modernized its technology stack ahead of most or all competitors and is focused on efficiencies, direct customer relationships, customer experience and lower-cost distribution.
Owner-Focused Efficiency and Loyalty Initiatives
Hilton said its RISE program reduced loyalty costs by 30 basis points for all owners and provided an additional 50 basis points to hotels meeting the customer-satisfaction quality gate, with approximately half the system qualifying. The company plans to review additional efficiency opportunities under RISE 2.0 in the first quarter of next year.
Capital Returns
Hilton paid a $0.15-per-share cash dividend during the third quarter, totaling $34 million, and authorized another $0.15-per-share quarterly dividend for the fourth quarter. The company expects to return approximately $3.5 billion to shareholders through buybacks and dividends in 2026.
Brand and Workplace Recognition
Hilton was named the number 1 best workplace by Great Place to Work in 21 countries, received number 1 workplace recognition in Latin America, Asia and Europe, and was named number 1 on Great Place to Work's inaugural U.S. Hotels and Resorts list.
NASDAQ Listing Move
Hilton announced that its listing exchange will move to NASDAQ, which management said would align with its innovation and growth ambitions and position the company alongside innovative companies.
Europe Expansion Opportunity
Management identified significant European white space, noting that independent non-branded hotels represent approximately 60% of the region's supply while Hilton represents approximately 2%. Hilton announced a multiyear development agreement with Scandic Hotels Group and said Europe is expected to have one of its best development years.
