Bulls Say, Bears Say
Bulls Say
Balance Sheet Strength & LiquidityLower-end gearing, sizable undrawn facilities and investment-grade ratings provide durable financial flexibility. This capital strength supports development funding, debt refinancing and distributions through cyclical retail conditions, reducing execution risk over the next 2–6 months.
High Occupancy And Leasing MomentumVery high occupancy, strong leasing spreads and healthy tenant retention point to durable rental cash flows and pricing power. Longer average lease terms and annual escalators improve revenue visibility and support sustained FFO/AFFO generation across forthcoming quarters.
Disciplined Development Yields & Asset RecyclingTargeted developments with >6% stabilized yields and ~10% unlevered IRR plus successful disposals at healthy premiums demonstrate a repeatable value-creation model. This capacity to recycle capital and lift portfolio value underpins medium-term growth and funding of future projects.
Bears Say
Negative Free Cash Flow GrowthA declining free cash flow trajectory constrains the company’s ability to self-fund developments, distributions and capital expenditure. Over 2–6 months this increases reliance on asset sales or debt, raising refinancing and execution risk if market conditions tighten.
Elevated Construction Cost & Execution RiskRising construction costs and limited contractor availability can inflate project budgets and delay delivery, compressing projected yields and IRRs. For multi-year projects, overruns or delays would reduce near-term income and extend stabilization timelines, pressuring returns.
Structural Tax And Operating Cost HeadwindsPermanent or recurring taxes and levies materially reduce net property income margins. These structural cost increases lower distributable earnings and may force repricing with tenants or constrain capital allocation, negatively affecting cash flow durability over the medium term.
