Q3 2026 Earnings Call Summary

Q3 2026
Earnings Call Date:Oct 22, 2026|% Change Since:5.32%|
Earnings Call Sentiment|Positive

The call was strongly positive. Management reported substantial growth in earnings capacity, rental income, NOI, portfolio value, development activity, and grocery exposure, while maintaining stable financing metrics and expanding the buyback program. The main negatives were the temporary NRG Pizza bankruptcy impact, a lower reported surplus ratio, higher interest costs, a historical calculation error, and limited acquisition availability in some markets.

Company Guidance

Management said groceries and daily goods, currently 50% of rental income, are going to increase over time; the portfolio target is 90% A to B before the end of 2028, while the SEK 16 billion property-value target by 2028 is not an ambition in itself and profitability is the main point. Prisma is set to start seven new projects in the coming quarters totaling SEK 717 million, is well on track to its SEK 1 billion target for the full year, and plans to communicate several new projects in the coming quarters, including the Kungens Kurva asset in Q4, now in November or December. For the NRG Pizza units, replacement leases are planned during Q4 this year, tenants are expected to enter in June 2027, and all the new restaurants shall open up during 2027; the assumption is that Prisma can at least get the current rent level based on zero CapEx. The company said the buyback should for now be viewed as a one-off, will focus on profitability before volume, and can operate within a net LTV policy of 55% with temporary deviation up to 60%.

  • Earnings Capacity and Portfolio Value Have Nearly Doubled Since IPOManagement said earnings capacity has doubled since the June 2024 listing, while portfolio value increased from SEK 6.5 billion at the IPO to SEK 12.5 billion.
  • EPRA NRV Per Share Growth Nears TargetEPRA NRV per share has increased at a compound annual growth rate of 14% since the IPO, close to the company's 15% target.
  • Strong Quarterly Operating GrowthRental income increased 48%, NOI increased 43%, and profit from property management increased 28% to SEK 78 million.
  • Groceries and Daily Goods Target Achieved EarlyGroceries and daily goods now represent 50% of rental income, achieving the company's three-year portfolio target after 12 months. Management expects this segment to continue increasing and cited interest from ICA, Lidl, Willys, Netto, and Salling Group.
  • New Project Starts and Development PipelineThe company started four projects in Q3 totaling SEK 200 million, including discount retail, grocery, and QSR developments in Denmark and Sweden. It also expects to start seven additional projects totaling SEK 717 million in the coming quarters.
  • Positive Valuation Movement and Yield CompressionProperty yield compressed by 23 basis points to 6.25%, producing a value uplift of SEK 465 million, or 3.8%. Management said almost all of the quarter's value change came from yield compression, supported by increased Nordic and international investor interest in discount retail and groceries.
  • Longer Lease Duration and Stable Cash FlowsWAULT increased from 7.7 years to 8.0 years, supported by recent acquisitions. In addition, 88% of leases mature in 2030 or later.
  • Acquisitions and Investments Remain on TrackPrisma has completed SEK 1.5 billion of acquisitions and invested SEK 700 million in held properties, putting it on track toward its SEK 1 billion full-year investment target.
  • Large Development Platform with Attractive Yield on CostThe company has 11 ongoing projects with an average yield on cost of 7.4%. Management said 70% of the current portfolio was newly developed by Prisma and reiterated a target for 90% of the portfolio's EPC to be rated A to B before the end of 2028.
  • Portfolio Growth Ahead of SEK 16 Billion TargetPrisma's property value is already SEK 12.5 billion against its SEK 16 billion 2028 target. Management said profitability is prioritized over volume and that the target can be reached within the current financial policy without additional capital, all things else alike.
  • Buyback Program IncreasedThe board increased the share buyback program from SEK 80 million to SEK 140 million because of the continued share-price discount. Management described the buyback as sound capital allocation and said it does not dramatically compete with projects or acquisitions.
  • Improved Debt Maturity and Stable Financing MetricsNet LTV was 51%, within the company's 55% policy and temporary deviation up to 60%. Debt maturity increased to 4.4 years from approximately two years, average interest was stable at 4.17% versus 4.19% in Q2, and interest coverage was stable at 2.3x.
  • Selective Acquisition and Development StrategyManagement said Denmark currently offers the most attractive acquisition opportunities because the spread is better than in Finland. The company plans to focus on Danish acquisitions and grocery developments while pursuing selective acquisitions in Finland and emphasizing project development where the yield on cost is attractive.
  • Strong Tenant Growth and Portfolio PositioningKesko became Prisma's second-largest tenant, and the company plans to continue growing with Kesko in Finland and Rusta in Sweden and Finland. Management also said the tenant base is robust and that the portfolio is positioned for both good and bad economic conditions.
  • Strong Liquidity and Shareholder Ownership DevelopmentsPer Arwidsson of Arwidsro entered the owner list as the second-largest owner with 9.1%, while Prisma held 1.4 million treasury shares, representing 0.9% of capital.
