Q3 2026 Earnings Call Summary
The call was cautiously positive. Weyerhaeuser delivered 14% year-over-year adjusted EBITDA growth, maintained a solid liquidity and debt maturity profile, advanced multiple growth initiatives, increased portfolio optimization activity, and plans to raise share repurchases. However, near-term operating conditions remain challenging, with subdued housing and repair-and-remodel activity, declining lumber pricing, an OSB loss, lower Wood Products and Strategic Land Solutions sequential results, elevated transportation costs, and additional expected pressure in the fourth quarter. Management remained confident in long-term housing, supply-demand normalization, Climate Solutions, and operational improvement opportunities.
For the fourth quarter of 2026, Timberlands earnings and adjusted EBITDA are expected to be comparable to the third quarter of 2026; Western fee harvest volumes are expected to be slightly lower, South fee harvest volumes moderately lower, North fee harvest volumes moderately higher, China deliveries are expected to be 3 vessels, and China log pricing comparable to the third quarter with potential upside if tariffs are lifted before year-end. Strategic Land Solutions adjusted EBITDA is expected to be approximately $45 million lower and earnings approximately $35 million lower than the third quarter, while full year 2026 adjusted EBITDA guidance is approximately $450 million, representing nearly 10% growth compared to 2025. Wood Products fourth quarter earnings and adjusted EBITDA are expected to be moderately lower than the third quarter of 2026, excluding the effect of changes in average sales realizations for lumber and OSB; lumber production and sales volumes are expected to be slightly lower, OSB sales volumes slightly higher, EWP average sales realizations slightly higher, and distribution adjusted EBITDA is expected to decrease. Full year 2026 Monticello investments are expected to be approximately $250 million and the typical CapEx program approximately $375 million; Monticello remains on track for start-up in mid-2027 and total project cost is expected to be moderately higher than the $500 million initial estimate. Housing activity is expected to remain subdued through year-end, and repair and remodel activity is expected to experience the typical seasonal slowdown.
- Third-Quarter Adjusted EBITDA GrowthWeyerhaeuser reported third-quarter GAAP earnings of $61 million, or $0.08 per diluted share, on net sales of $1.9 billion. Adjusted EBITDA totaled $248 million, a 14% increase compared to the third quarter of 2025.
- Progress on Growth InitiativesConstruction of the Monticello engineered wood products facility is progressing well, with start-up expected in mid-2027. Weyerhaeuser also broke ground on its first biocarbon facility in McComb, Mississippi, began construction on two additional solar sites, and signed an agreement to explore geothermal energy opportunities across 145,000 acres in Oregon and Washington.
- Expansion of Solar PortfolioThe company has two operational solar sites and five under construction. Management expects to have eight sites under construction by year-end and described solar as an ongoing revenue stream expected to last for 30 or 40 years.
- Forest Carbon Sales MomentumWeyerhaeuser monetized approximately 340,000 forest carbon credits year-to-date, putting it on pace for its highest annual sales volume since the program's inception. Management also reported a significant uptick in carbon sales relative to last year and new projects in the pipeline.
- Timberlands EBITDA ImprovementTimberlands contributed $67 million to third-quarter earnings, while adjusted EBITDA was $133 million, an 8% increase compared to the second quarter, largely driven by higher sales volumes in the South. Southern Timberlands adjusted EBITDA was $65 million, a 12% increase compared to the second quarter.
- Improved Southern Timberlands OperationsImproved weather conditions supported greater log availability, higher fee harvest and sales volumes, and operating efficiencies in the South. Per-unit log and haul costs decreased slightly despite higher fuel costs, while Southern log markets remained relatively balanced alongside steady mill demand.
- Stable Western Export Markets and Potential China Tariff ReliefJapanese log markets were relatively stable, with demand and pricing comparable to the second quarter, and customers remained well positioned relative to imported European lumber. Management also said it understood that the 10% tariff on logs exported into China would be removed relatively soon, creating additional opportunity to capture price on Western export logs.
- Strategic Land Solutions Climate GrowthStrategic Land Solutions generated $140 million of adjusted EBITDA from Climate Solutions through the third quarter, already exceeding the full-year 2025 result. Management said real estate markets remained steady year-to-date, with steady demand and pricing for properties at significant premiums to timber value.
- Strategic Land Solutions Full-Year OutlookThe company maintained its increased full-year 2026 Strategic Land Solutions adjusted EBITDA guidance of approximately $450 million, representing nearly 10% growth compared to 2025. Management also cited steady growth from Climate Solutions and Natural Resources businesses.
- Strong Liquidity and Debt Maturity ProfileWeyerhaeuser generated $193 million of cash from operations in the third quarter and ended the quarter with approximately $350 million of cash and total debt of $5.4 billion. The company has no remaining debt maturities until late 2027.
- Shareholder Returns and Portfolio OptimizationThe company returned $151 million to shareholders through its quarterly base dividend and approximately $10 million through share repurchases in the third quarter. It expects to increase repurchase activity in the fourth quarter and plans to use a portion of the Arkansas divestiture proceeds for repurchases. Including the Arkansas agreement, year-to-date divestitures total approximately $450 million across several transactions.
- Disciplined Capital AllocationWeyerhaeuser entered into an agreement to divest approximately 81,000 acres of noncore Arkansas timberlands for $146 million, with closing expected by year-end. Management said the transaction supports active portfolio management and increases flexibility for broader capital allocation and growth priorities.
- Operating Excellence and Cost ReductionManagement said its OpEx program has produced industry-leading margins and low-cost production across its businesses. The company continues to pursue annual OpEx targets, has nearly 50 corporate cost initiatives underway, and aims for every mill to have a path to a first-quartile cost structure.
- AI and Differentiated Product InitiativesWeyerhaeuser has hired a former Amazon employee to lead its AI efforts and is running pilots in manufacturing, including preventative maintenance, as well as in timberlands through drone imagery, survival checks, post-thinning checks, and geospatial mapping. The company expects to roll out AI more meaningfully in 2027 and is also developing differentiated products such as warp-stable lumber that typically carries a premium.
- Positive Long-Term Housing and Repair-and-Remodel FundamentalsAlthough near-term activity remains subdued, management said longer-term U.S. housing fundamentals remain intact because of pent-up demand from underbuilding and supportive demographic trends. For repair and remodel, favorable home equity levels, an aging housing stock, and deferred discretionary projects were identified as longer-term sources of potential demand.
- Potential Upside from Supply RationalizationManagement said meaningful mill capacity has left the system in recent years and that further capacity reductions may bring supply and demand into better balance. The company expects this could support industry profitability and provide significant upside when markets eventually improve.
- Fourth-Quarter Timberlands OutlookFourth-quarter Timberlands earnings and adjusted EBITDA are expected to be comparable to the third quarter. Western log supply is expected to decrease seasonally, potentially supporting pricing, while Southern sawlog demand is expected to improve as mills rebuild lean inventories and regional supply decreases.
- Increased China Shipments ExpectedWeyerhaeuser expects to deliver three vessels to China in the fourth quarter, up from one vessel per quarter since reestablishing its China export program in late 2025. Management cited some improvement in demand from strategic customers, partly supported by favorable exchange rates.
- Monticello Project Remains on ScheduleThe Monticello facility remains on track for start-up in mid-2027. Full-year 2026 investment is now expected to be approximately $250 million, modestly lower than the initial estimate due to normal variability in the timing of cash outlays, while the project timeline remains unchanged.
- Climate Solutions and Biocarbon Long-Term OpportunityManagement said biocarbon is one of the company's most exciting Climate Solutions initiatives, with the first facility under construction and additional facilities being evaluated. The company expects meaningful EBITDA from biocarbon to begin in a couple of years and described the opportunity as a potential long-term growth engine.
- Data Center Development PipelineWeyerhaeuser has active discussions involving seven or eight sites for data center development. Management said sites with entitlements, community support, and access to power can become highly valuable and described the opportunity as potentially meaningful in the relatively near term.
