Q3 2026 Earnings Call Summary

Q3 2026
Earnings Call Date:Nov 05, 2026|% Change Since:0.00%|
Earnings Call Sentiment|Neutral

The call presented meaningful operational and strategic progress, including agent growth, higher transactions and sales volume, improved productivity, international loss reduction, technology adoption, and a debt-free balance sheet. These positives were offset by a difficult housing market, elevated mortgage rates, legal-cost pressure, declining operating profitability, and reduced fourth-quarter and full-year guidance. Overall, the positive and negative factors were relatively balanced.

Company Guidance

For the fourth quarter, Agent projects revenue of $1 billion to $1.2 billion, operating expenses of $93 million to $97 million, and adjusted EBITDA of negative $7 million to breakeven; for the full year, it now expects revenue in the range of $4.85 billion to $5.05 billion, operating expenses in the range of $362 million to $367 million, and adjusted EBITDA between $40 million to $47 million. The updated guidance reflects elevated mortgage rates, softening housing demand, and legal costs running high to baseline, which Agent believes are reaching peak activity in 2026 and will normalize as it heads into 2027; 2027 guidance will be provided on the Q4 call.

  • Agent Base and Transaction GrowthThe company ended the quarter with 87.5 thousand agents, up 5% year over year. Real estate sales transactions exceeded 131 thousand, up 8%, and sales volume reached $59.3 billion, up 10%, with NextHome included.
  • Core Business Productivity ImprovementExcluding NextHome, transactions increased 1.7%, while productivity per person rose 6% year over year to 5.5. Management said productivity gains and transaction growth in the core business are showing up in the results.
  • Revenue and Gross Profit GrowthThird-quarter revenue was $1.4 billion, up 6% year over year and within the $1.35 billion to $1.45 billion guidance range. Gross profit was $91 million, also up 6%.
  • NextHome Expands the Multimodal PlatformNextHome contributed to agent, transaction, and sales-volume growth following its acquisition in May. Management said NextHome is adding a franchise platform and reach for agents who prefer that model as integration continues.
  • Agent Retention and Team-Based RecruitingMore than 90% of attrition came from agents completing fewer than approximately seven transactions, and nearly half of nonproductive U.S. agents who left eXp also left the industry. In Q3, 44% of new agent joiners were on teams, and agents on teams were described as 77% more productive than individual agents.
  • Innovation Through MCP and Agent OSThe company announced MCP connectors that allow agents to use AI tools such as Claude and GPT without adopting a new app or login. Agent OS is being developed as a broader modernization of agent payments, transactions, and support, with MCP serving as the front door.
  • Hub Adoption and AI-Enabled DevelopmentThe Hub recorded nearly 3 million messages in the last 90 days and had more than 1.7 thousand active community groups. Hub MCP received more than 1.2 million tool calls since its October 8 launch. Management said every line of code for the Hub was written by AI and that much of its ongoing iteration and maintenance uses the Agent Tech software factory methodology.
  • International Segment Growth and Improved LossesInternational revenue was $51.7 million, up 27% year over year. The segment's operating loss improved 14% to $1.9 million, while its adjusted EBITDA loss improved 18% to $1.3 million.
  • Improvement in Other Affiliated ServicesOther affiliated services contributed $700 thousand in revenue and an adjusted EBITDA loss of $500 thousand, representing a 58% year-over-year improvement in the loss.
  • Margin Expansion InitiativesManagement identified international operations, higher-margin ancillary services such as LuxeVT and Revenos, and franchise systems such as NextHome as areas supporting margin expansion. Revenos Mortgage, powered by NewRez, is expected to launch as a joint venture in early 2027.
  • Open Real Estate InitiativeAgent, Keller Williams, HomeServices of America, and RE/MAX Group announced Open Real Estate, a national initiative intended to create shared infrastructure for property listing data. Agent is one of four founding equity members, and the venture is open to every brokerage in America as a free participating member.
  • Strong Liquidity and Debt-Free Balance SheetThe company ended the quarter with $111.4 million in cash, roughly flat with last year and slightly up from the second quarter. Management said it is building cash reserves, remains debt free, and is opportunistically buying back shares at current levels.
  • Operating Expense and EBITDA Guidance Within Q3 RangesThird-quarter operating expenses were $87.9 million, within the $85 million to $90 million guidance range. Adjusted EBITDA was $17.1 million, within the $17 million to $22 million guidance range.
  • Expected Normalization of Legal CostsManagement said legal costs are above the company's baseline because of several active matters reaching peak activity in 2026, and it believes legal expenses will normalize as the company moves into 2027.
