Q3 2026 Earnings Call Summary
The call was mixed. AGNC experienced a severely negative third quarter, including a negative 12.7% economic return, a $1.28 per-share comprehensive loss, significant Agency MBS underperformance, and lower net spread income. However, management highlighted attractive current MBS yields and spreads, stronger post-quarter-end tangible book value, substantial liquidity, successful capital formation, improved portfolio characteristics, active duration management, and an expected 18%-20% return opportunity. The near-term outlook remains dependent on stabilization in interest rates and macroeconomic conditions.
Management said expected returns are in the 18%-20% range based on current mortgage pricing, with expected ROE right around 19, maybe a little bit above, using leverage at around mid seven and seven and a half range; the current coupon was 6.5% at the end of the quarter and well above six and a quarter today. The 10-year Treasury’s new range might be something like 4.90-5.40, while management expects fixed income flows to be heavy, including $25 billion in fixed income inflow in the first week of October. Management said daily originations could be down into the $1.5 billion range versus a $3 billion and $3.5 billion range, expects less TBA going forward, and said the GSEs could acquire mortgages at a similar pace to around $12 billion a month, or $35 billion-$36 billion in the first quarter, with the GSEs expected to be active in the fourth quarter; management also expects the Fed to be on hold at this next meeting and then possibly raise again in December.
- Attractive Agency MBS Valuations and Return OutlookManagement said Agency MBS valuations are considerably more attractive, with new-production current-coupon Agency MBS yielding close to 6.5%, spreads near 135 basis points to Treasuries and 165 basis points to swaps at quarter end, and an expected return on equity of approximately 18%-20% based on current mortgage pricing.
- More Stable Mortgage Cash FlowsManagement said most mortgage duration extension has already occurred and that extension risk is now minimal. Less than 2% of the outstanding mortgage universe had a 50-basis-point refinance incentive, and even if mortgage rates declined by a full percentage point, the refinanceable population would increase to only 10%.
- Favorable Agency MBS Supply and Demand TechnicalsWith primary mortgage rates near 7.5% and favorable year-end seasonality, management expects the supply of new Agency MBS for the remainder of the year and into next year to be materially lower than previously anticipated. Demand is expected to remain steady due to heavy bond fund inflows, finalized bank capital rules, GSE reemergence, and other investors seeking attractive returns.
- Post-Quarter-End Tangible Book Value Recovery and Strong LiquidityAs of the Friday before the call, tangible net book value per common share was up 3% since quarter end, or a little over 2% net of the October dividend accrual. AGNC ended the quarter with $6.3 billion of unencumbered cash and Agency MBS, representing 57% of tangible equity.
- Successful Capital Raise and Asset Portfolio GrowthAGNC issued $992 million of common stock through its at-the-market program at a significant premium to tangible net book value. The capital raise enabled the company to maintain leverage within a reasonable band while growing its asset portfolio by $2.5 billion on a cost basis at wider spread levels.
- S&P MidCap 400 Index InclusionAGNC was added to the S&P MidCap 400 index, which management described as an important milestone and a testament to the scale attained over its 18-year history. The inclusion generated significant trading volume and was associated with approximately $1.5 billion of one-time demand for AGNC stock.
- Leverage and Liquidity Remained ManageableDespite portfolio growth, leverage increased only modestly to 7.9 times tangible equity at quarter end from 7.4 times in the second quarter. Management said it retained capacity to operate at higher leverage opportunistically and did not need to adjust its asset portfolio during the volatile quarter.
- Lower Prepayment SpeedsThe average projected-life CPR of the portfolio declined nearly two points to 6.7% at quarter end, while actual CPRs fell to 8.2% from 13% in the prior quarter, consistent with higher interest rates.
- Portfolio Positioning Improved Prepayment CharacteristicsThe market value of AGNC's asset portfolio totaled $94 billion at quarter end. The company purchased $2 billion of primarily intermediate-coupon specified pools, increased its weighted-average coupon to 5.13%, and raised the percentage of assets with favorable prepayment characteristics to 83%.
- Active Hedging Limited Duration ExposureThe hedge portfolio, excluding receiver options, increased by more than $12 billion to $86 billion, primarily through longer-term Treasury-based hedges. Management said the repositioning offset nearly all asset-duration extension, leaving the duration gap little changed at 0.8 years; the adjusted hedge ratio was 97%.
- Net Spread and Dollar Roll Income Remained PositiveAGNC generated $0.37 per common share of net spread and dollar roll income for the quarter. Management said the existing portfolio generated approximately a 20% return on equity, while new business was coming on at approximately 19%, broadly aligned with the company's total cost of capital.
- Potential for Further Opportunistic DeploymentManagement said AGNC has capacity to increase leverage and deploy additional capital when it gains more confidence in the Treasury trading range and macroeconomic backdrop. Management also expects GSEs to be active in the fourth quarter and said GSE mortgage purchases could support market liquidity.
- Treasury Market Showing Possible StabilizationManagement said the 10-year Treasury yield had repeatedly failed to break above the 5.30%-5.35% range after quarter end and described the market as potentially entering a consolidation phase. Management was somewhat optimistic that a new trading range, potentially around 4.90%-5.40%, was developing.
- TBA Exposure Reduced in Favor of Specified Pools and Repo FundingAGNC opportunistically reduced its TBA balance by rotating into specified pools with attractive payups and taking delivery of some TBA positions to benefit from better repo funding. Management said future TBA usage could be lower because TBA specialness had compressed toward the historical norm of 10 to 20 basis points on some coupons.
