Q3 2026 Earnings Call Summary

Q3 2026
Earnings Call Date:Oct 28, 2026|% Change Since:8.30%|
Earnings Call Sentiment|Negative

The call reflected a cautious and pressured operating environment. Meritage reported substantial declines in orders, closings, revenue, margins, and earnings, alongside higher mortgage rates, elevated incentives, inventory impairments, and limited visibility that led management to withdraw near-term guidance. Offsetting factors included strong liquidity, low leverage, disciplined cost and inventory management, stable buyer credit quality, selected regional strength, and a flexible land and operating model. However, the magnitude of the year-over-year financial declines and the expectation of continued near-term market and margin pressure make the overall tone negative.

Company Guidance

Management said it does not believe it is prudent to provide Q4 or preliminary 2026 guidance at this time, but reiterated 5%-10% full year 2026 community count growth year over year, expects full-year land acquisition and development spend below $1.5 billion, and targets 175%-200% backlog conversion, four to six months of supply, and a 22.5%-23.5% long-term adjusted gross margin under normalized market conditions; over a 12-month period, it will try to operate between three and four net sales per month, does not think it would operate below 3.0 over an extended period of time, plans to be on the low end of the four to six months of sales range for 2027, maintains a four to five year land supply target, an off-balance sheet target still around 40%, and targets net debt to cap in the low 20s while continuing to pay its dividend; first move-up product is expected to represent about one-third of the overall portfolio, with a higher mix of first move-up sales, orders, and closings beginning in the back half of 2028 and into 2029.

  • Strong Liquidity and Conservative LeverageAs of September 30, 2026, Meritage had $677 million in cash, no outstanding borrowings under its credit facility, and an 18.9% net debt-to-capital ratio, below its mid-20% target.
  • Disciplined Capital Allocation and Shareholder ReturnsThe company returned $86 million to shareholders through buybacks and dividends in Q3, including $55 million for nearly 760,000 shares, or 1.2% of beginning shares outstanding. Over the last 12 months, Meritage repurchased $435 million of shares, reducing the September 30, 2025 share count by 9%. The quarterly dividend increased 12% year over year to $0.48 per share, and nearly $380 million of capital was returned to shareholders during the first nine months of 2026.
  • Cost Discipline and SG&A ManagementThe company reduced absolute SG&A dollars year over year, while SG&A as a percentage of home closing revenue was 11%, compared with 10.8% in Q3 2025. Management said discretionary spending had been reduced and that additional savings opportunities were expected in 2027. Technology investments were also beginning to provide operating-efficiency benefits.
  • Direct Construction Cost SavingsDirect cost per square foot declined nearly 5% year over year, extending Meritage's cost savings to approximately 14 consecutive quarters.
  • Maintained Sales Pace Through ExecutionDespite a challenging housing market, the company maintained an absorption pace of 3.0 net sales per month according to the prepared remarks, while Philippe Lord said average absorption pace was 3.3 net sales per month in Q3 versus 3.8 a year ago and 3.5 in Q2. Management said it achieved this without extending incentives beyond internal projections and while meeting gross margin targets.
  • Differentiated Go-to-Market StrategyMeritage highlighted its move-in-ready homes, 60-day closing guarantee, and strong realtor relationships as differentiators. More than one-third of Q3 sales came through realtors who had previously sold a Meritage home.
  • Expanded Community FootprintActive community count was 348 at September 30, 2026, up 4% year over year and 2% sequentially. The company opened 34 communities during Q3 and had just over 100 new communities come online year to date. Management reiterated its expectation for 5%-10% full-year 2026 community-count growth.
  • Inventory Reduction and Backlog ConversionTotal specs plus backlog declined 12% year over year to approximately 7,100 units, reflecting intentional inventory reduction. Spec homes were down 14% year over year to approximately 5,500 units, while backlog conversion was nearly 190%, within the targeted range of 175%-200%.
  • Inventory Position Within Targeted Supply RangeThe nearly 15 specs per store represented about five months of supply, within the company's four-to-six-month target range. Completed specs were reduced to approximately 1,900 units, about 1,100 below the prior year, and 34% of total specs were completed, near the one-third target.
  • Regional Strength in Selected MarketsThe Central region achieved a 3.7 net sales per month absorption pace. Dallas and Houston remained among Meritage's strongest markets, while South Florida and Jacksonville were strong performers in the East, supported by affordable products and constrained entry-level resale inventory.
  • Strategic First Move-Up ExpansionMeritage is reallocating capital toward first move-up, or 1MU, homes with a goal of representing about one-third of the overall portfolio. Management said the investments should begin translating into a higher mix of first move-up sales, orders, and closings in the back half of 2028 and into 2029, supporting broader buyer coverage and portfolio diversification.
  • Long-Term Demand and Market Recovery PositioningManagement said favorable demographics continue to support entry-level and first move-up demand, and that affordable homes remain desirable. The company believes its all-spec operating model, 60-day close process, flexible balance sheet, and ability to adjust starts and SG&A position it to respond quickly when demand improves.
  • Stable Buyer Credit QualityAverage customer credit quality remained stable in Q3, with FICO scores, debt-to-income ratios, and loan-to-value ratios consistent with historical averages.
  • Labor Availability Has Not Materially Affected Cycle TimesAlthough the company observed labor-related activity at its sites and competitors' sites, management said the impact had been negligible at the enterprise level and had not affected cycle times or the 60-day closing commitment.
  • Land Position Supports Near-Term PlansMeritage owns or controls approximately 71,800 lots, equivalent to 5.3 years of supply based on the last 12 months' closings, and said it owns or controls the lots needed to meet community targets through at least 2027. The company secured nearly 2,000 net new lots under control in Q3, consistent with Q3 2025.
  • Reduced Land Spending and Preserved FlexibilityLand acquisition and development spending declined 38% year over year to $329 million in Q3. Full-year spending is expected to be below $1.5 billion, while total land supply remains within the company's four-to-five-year target range.
