Maxus Realty Trust, Inc. (MRTI) operates as a real estate investment trust (REIT), focusing its equity investments on properties located across the United States. The company's primary investment strategy targets multi-family residential assets. As of June 30, 2005, its holdings included eight distinct apartment communities. Having opted for REIT designation under the 1986 Internal Revenue Code, MRTI avoids federal income taxation, contingent upon distributing at least 90% of its taxable profits to its investors. The entity was founded in 1984, originally operating under the name Nooney Realty Trust, Inc., and maintains its corporate base in North Kansas City, Missouri.
