Bulls Say, Bears Say
Bulls Say
Stable Rental IncomeMercialys’ core business generates recurring rental income from long-term commercial leases, plus recoverable service charges. This lease-based cash flow model provides durable, predictable revenue streams that underpin cash generation and resilience across retail cycles, supporting medium-term stability.
Active Asset Management StrategyThe company explicitly pursues refurbishments, redevelopment, selective acquisitions and disposals and active re-leasing. Those structural capabilities can lift rents, occupancy and asset values over time, enabling secular improvement in portfolio quality and sustainable cash flow enhancement.
Solid Operating MarginsHigh 2025 EBITDA margins and positive net margins indicate efficient property operations and cost controls typical of seasoned retail REITs. Durable operating margins provide room to absorb vacancy variability and support coverage of interest and maintenance capex over the medium term.
Bears Say
Rising LeverageLeverage increased materially in 2025, raising balance-sheet sensitivity to interest rates and refinancing cycles. Higher debt levels constrain flexibility to fund redevelopments, pursue value-accretive deals, or withstand tenant stress, increasing structural financial risk over the coming months.
Weak Cash GenerationFree cash flow collapsed in 2025 and operating cash flow also declined, leaving FCF covering only ~17% of net income. Persistently weak cash conversion limits the company’s ability to deleverage, fund capex or sustain distributions without relying on external financing.
Uneven Earnings And Modest ROEAlthough revenue rebounded, earnings power has softened versus prior years and ROE is modest. This uneven profitability trend impairs internal capital generation and makes it harder to justify higher leverage or to rapidly rebuild reserves after market shocks.
