Q2 2027 Earnings Call Summary

Q2 2027
Earnings Call Date:Oct 27, 2026|% Change Since:0.00%|
Earnings Call Sentiment|Neutral

The call presented a mixed outlook. Singapore operations, leasing execution, capital structure, hedging and strategic growth initiatives were positive, while lower NPI and DPU, weaker North American occupancy, reduced rents on new U.S. leases, higher borrowing costs, vacant assets and uncertainty around the timing and pricing of divestments remained material challenges. Management was proactive and confident in its plans, but near-term financial pressure and execution risks were clearly acknowledged.

Company Guidance

Management expects average borrowing cost to increase to about 3.5% to 3.6% for FY '26-'27 and to about 3.94% level, below 4%, for FY '27-'28, or average about 3.6%, FY '27-'28, if identified properties are divested and loans are repaid; it is targeting $500 million to $600 million of divestments before the end of the FY, with a target of executing a good amount by the end of the FY and working in 31st March timeframe, while Singapore reversions are expected to remain in the mid-single digits for the next half of the year, Kallang Way is tracking confidently towards 75% by the end of the FY, and the North American data center portfolio has a run rate of about 2% to 3% of GRI from renewals; Alpharetta and San Jose leases include about a 9-month rent-free period and about a 3-month rent-free period, respectively, with low single-digit escalations and rents between 10% to 30% lower than previous existing leases.

  • Strong Capital Position and Debt HeadroomAggregate leverage remained around 37.7%, which management said provides ample debt headroom to capture growth opportunities. Weighted average debt duration remained healthy at 3.5 years.
  • Foreign Exchange Risk MitigationAbout 52% of the U.S. portfolio is funded with dollar loans, providing a natural hedge. A 5% depreciation in the U.S. dollar would affect distributable income by about 1.2%, and close to 91% of distributable income for the next 12 months is hedged or derived in Singapore dollars.
  • Singapore Portfolio Remains ResilientManagement described the Singapore portfolio as strong and resilient, supported by 184 lease renewals and 65 new leases. The Singapore portfolio has a short 2.6-year WALE, which management said provides opportunities to capture growth.
  • Positive Singapore Rental ReversionThe Singapore portfolio achieved a 6.9% reversion rate in the quarter, up from 5.3% in the prior quarter, involving 184 renewals covering approximately 640,000 square feet. Management expects Singapore reversions to remain in the mid-single digits over the next half of the year.
  • Kallang Way Leasing MomentumKallang Way had committed occupancy of 72.4% and was tracking toward 75% by the end of the financial year. Demand was described as coming from semiconductor, biomedical manufacturing and optical solutions businesses supporting Singapore's digital infrastructure supply chain.
  • Alpharetta and San Jose Reletting ProgressPost-quarter leasing activity included reletting Alpharetta and leasing San Jose, which management said should improve the North American portfolio. Alpharetta was secured on an approximately 15.5-year lease and San Jose on an approximately 5.3-year lease, with low single-digit escalations.
  • North American Lease Expiry Risks AddressedOf the 1.4% of gross rental income identified as leases coming due in FY 2026-2027, 1.1% had been addressed through the Alpharetta reletting. Management said there were no undue concerns regarding the remaining FY 2026-2027 expiries or the approximately 2% to 3% of gross rental income from North American data center leases coming due in future periods.
  • Eagan Divestment Above Purchase PriceThe Eagan asset was divested for USD 9.81 million, which was 9% above its purchase price and 10% below valuation. Management said the proceeds were redeployed to pay down debt or for working capital.
  • Active Divestment PipelineManagement is in specific discussions with a handful of parties regarding different parts of the identified U.S. divestment portfolio, including a 22-asset portfolio. The team is targeting execution of a good amount of the approximately $500 million to $600 million divestment target by the end of the financial year.
  • Emerging AI-Related DemandManagement observed early signs of AI inference demand from AI enterprise and AI colocation markets. The Alpharetta and San Jose lease-ups were cited as examples of opportunities arising from evolving demand in the North American data center market.
  • Japan Redevelopment PotentialThe West Tokyo asset acquired in 2024 has stated redevelopment potential into a data center. The asset is in a highly desirable Tier 1 market, and the teams are working on planning, demand assessment, regulatory discussions and other predevelopment work streams.
  • Broader Growth Strategy and Market FocusManagement plans to remain focused on Singapore, the U.S. and Japan while broadening diversification beyond data centers into other industrial subsectors. Potential growth channels include sale-and-leaseback transactions, redevelopment opportunities, leasing opportunities and acquisitions, with a tenant-led approach.
  • Continued North American Data Center CommitmentManagement stated that it does not intend to give up its North American data center presence and believes the U.S. remains strategically important as the world's largest data center market. The team is evaluating both demand and power availability, including potential power optimization where demand conviction exists.
  • Potential for Accretive Inorganic GrowthManagement said it would not invest where spreads do not make sense, but believes opportunities with positive spreads can be found through proactive discussions with business owners and capital owners. It emphasized that inorganic growth is the principal potential source of meaningful DPU growth.
