Q3 2026 Earnings Call Summary

Q3 2026
Earnings Call Date:Oct 21, 2026|% Change Since:-3.97%|
Earnings Call Sentiment|Positive

The call was broadly positive, supported by record commercial performance, rising adjusted earnings, market-share gains, strong First American Trust and ServiceMac growth, and substantial progress on Endpoint and Sequoia. However, residential activity remains depressed, mortgage rates are elevated, Home Warranty profitability declined, expense and margin pressures remain, and management expects residential revenue to fall in 2027. The highlights significantly outweigh the lowlights, although the outlook remains dependent on continued commercial strength and successful technology execution.

Company Guidance

Management’s outlook today is essentially flat for revenue year-over-year when comparing 2027 with full-year 2026, with commercial expected to have “some modest growth” and make 2027 a record year, while residential revenue is expected to be down next year; investment income is expected to continue to be strong, with the year-to-date net increase of 8% viewed as a good number for Q4, while expenses are expected to face normal inflationary pressures around personnel and other operating expenses. Management expects no margin expansion next year, with margins potentially stable or subject to “a little bit of pressure” and able to expand only if commercial exceeds expectations. The current environment is expected to remain “lower for longer” for residential originations into 2027, with the first three weeks of October showing open purchase orders down 8%, refinance down 35%, and commercial down 7%; commercial is expected to have a strong finish to the year. Loss rates are typically 4%-5% over the cycle, with the current policy year at 3.75%, and management expects it is likely that at some point in the near future it will either slow the release or cease the release of prior-year reserves. Endpoint and Sequoia are expected to process a majority of orders by the end of 2027, with a goal of automating approximately 80% of refinance transactions and 70% of purchase transactions in markets where First American maintains title plants.

  • Adjusted Earnings Per Share IncreasedThird-quarter adjusted earnings per diluted share were $1.78, up 5% from the prior year. GAAP earnings were $1.72 per diluted share.
  • Record Commercial PerformanceNational Commercial Services generated its highest third-quarter revenue on record. Commercial revenue increased 21% to $297 million, driven by a 13% increase in average revenue per order and a 7% increase in closed orders. Eight of 11 asset classes grew year-over-year, average revenue per order reached a record for the fifth consecutive quarter, and 22 transactions generated more than $1 million of premium versus 12 last year.
  • Broad-Based Commercial Activity and Refinance GrowthOnly six of the 22 transactions generating more than $1 million of premium were data centers, with additional strength in energy, industrial, and multifamily. Commercial refinance premium revenue increased 49% from the prior year.
  • Strong Agency and Information RevenueAgency revenue increased 9% to $868 million. Information and other revenue increased 6% to $292 million, primarily driven by a 31% increase in ServiceMac fee revenue related to growth in its loan portfolio.
  • Title Segment Revenue and Investment Income GrowthTitle segment total revenue increased 7% to $2 billion. Investment income increased 11% to $169 million, primarily driven by growth in the investment portfolio associated with higher deposit balances at First American Trust.
  • Progress in Endpoint AutomationThe company launched wave two of its Washington Endpoint pilot and expanded the platform to additional users in the Seattle metro area. Endpoint's automation rate increased from 30% in the first quarter to 34% in the second quarter and 42% in the third quarter. The company plans an accelerated national rollout next year and intends to have the majority of direct division revenue running through Endpoint by the end of 2027.
  • Expansion of Sequoia and Reduced Review TimeSequoia launched for purchase transactions in three additional Southern California counties, with 17% of California purchase transactions processed through Endpoint now successfully completed through Sequoia versus 11% last quarter. Sequoia refinance coverage expanded into 33 additional Northern California counties, and 34% of California refinance transactions processed through the platform are now completed through Sequoia. Average purchase-transaction review time declined from 83 minutes in the first quarter to 74 minutes in the second quarter and 56 minutes in the third quarter.
  • Sequoia Efficiency and Rollout TargetsSequoia currently reduces processing time by two-thirds compared with the traditional process. The company plans to launch Sequoia for purchase transactions throughout Northern California and expand into Florida across direct and agency operations in the fourth quarter. It expects a majority of orders to be processed on Sequoia by the end of 2027, with a goal of automating approximately 80% of refinance transactions and 70% of purchase transactions in markets where it maintains title plants.
  • Title Plant Data and Underwriting AdvantageThe company highlighted its title plant data, which is acquired directly from counties, structured, and combined with underwriting expertise and technology to produce fully insurable title commitments. Management stated that, as Sequoia matures, First American believes it can produce commitments faster and at a lower cost than others in the industry, backed by the company's balance sheet.
  • First American Trust ExpansionFirst American Trust investment income increased 39% in the quarter and benefited from growth outside the captive title business, including ServiceMac and the 1031 Exchange business. Average deposits grew almost 38% year-over-year in the third quarter, with almost all of the growth coming from ServiceMac and 1031 Exchange. The company has approximately $1 billion of 1031 Exchange deposits at First American Trust and is signing new agents while expanding non-title deposits.
  • Market Share Gains Without AcquisitionsManagement stated that First American gained 60 basis points of market share over the last 12 months without completing any acquisitions.
  • Dividend Increase and Share RepurchasesThe company increased its common stock dividend by 11% during the quarter to an annual rate of $2.44 per share. It repurchased 23,000 shares for $1 million during the quarter and, so far in October, repurchased 143,000 shares for $9 million.
  • Commercial Outlook and Interest-Rate ResilienceManagement was very bullish on commercial activity in the fourth quarter, citing three deals already closed at more than $1 million of premium and a strong, broad-based pipeline. The company expects commercial to have a strong finish to the year and modest growth in 2027. Management also stated that large commercial deals are less sensitive to interest rates than residential activity and that shorter commercial loan durations can create additional refinance activity.
  • Endpoint Rollout Cost ExpectationsManagement stated that Endpoint rollout costs are already largely baked into the run rate and does not expect a materially higher cost next year relative to the initiative, while noting that the company considers the investment worthwhile.
