Q3 2026 Earnings Call Summary

Q3 2026
Earnings Call Date:Nov 05, 2026|% Change Since:―|
Earnings Call Sentiment|Positive

The call was predominantly positive. Management reported sharply improved adjusted pre-tax income and ROE, strong servicing and subservicing growth, better recapture performance, lower operating expenses, effective hedging, and unchanged full-year guidance. These positives were partially offset by market volatility, higher hedge and loan-sale costs, sequentially weaker origination activity, a smaller expected mortgage market, and leverage that remains above the desired level.

Company Guidance

For 2026, full-year guidance remains unchanged from last quarter: the company expects to deliver an adjusted ROE at the low end of the 10%-15% range, total servicing UPB growth of 5%-15%, an effective MSR hedge, and an improved operating efficiency ratio similar to what we demonstrated in the third quarter. Assuming interest rates remain at current levels, servicing will be the primary earnings driver, and for full year 2027 the company expects to have over a $50 million improvement in lower operating expenses, representing more than a 10% reduction from the forecasted full year 2026 expense base of about $500 million.

  • Improved Third-Quarter PerformanceBalanced business performance and strong execution improved financial results versus the second quarter despite continued market volatility and rising interest rates. Management said third-quarter year-to-date subservicing additions exceeded the full-year target, record origination volume reflected the tail end of the refinancing surge, and the company remains on track to achieve full-year adjusted ROE guidance.
  • Adjusted Pre-Tax Income and ROE More Than DoubledAdjusted pre-tax income more than doubled sequentially to $30 million, producing a 19% adjusted ROE. Net income available to common stockholders improved by $16 million to $3.5 million.
  • Balanced Earnings ContributionServicing contributed $29 million of adjusted pre-tax income and originations contributed $24 million, while corporate costs came down slightly. Rising interest rates improved servicing profitability and offset declining origination income.
  • Improved Per-Share Metrics and LiquidityDiluted earnings per share increased to $0.41, book value per share rose to $74, and end-of-period liquidity was strong at $284 million.
  • Servicing Portfolio Growth Outpaced the IndustryTotal servicing UPB increased 9% year-over-year, compared with 3% growth for the overall industry. Year-over-year servicing additions net of runoff were $76 billion, largely driven by organic growth and more than offsetting planned transfers to Rithm and other client-driven deboardings.
  • Strong Subservicing ExpansionYear-to-date third-quarter subservicing additions reached $53 billion, exceeding the full-year target ahead of expectation. Business purpose residential and commercial subservicing UPB increased 46% year-over-year, supported by expanded product offerings and growth in higher-margin segments.
  • Consumer Direct Growth and Recapture GainsConsumer Direct funded volume increased 67% year-over-year, while the overall refinance recapture rate reached 57%, up 18 percentage points from the prior year and above the industry average. Consumer Direct also delivered year-over-year improvement in both volume and margin.
  • Origination Channels Outpaced Industry GrowthBoth B2B and Consumer Direct origination volume grew more than 30% year-over-year, outpacing the overall industry. The B2B channel was the strongest contributor to adjusted pre-tax income, supported partly by trailing volume from the earlier refinancing surge.
  • Home Equity Product ExpansionHome equity product volume doubled versus the third quarter of the prior year as mortgage rates increased. Management said the product suite helps manage operating capacity and improve customer retention.
  • Technology Improved Productivity and Customer MetricsTechnology investments, including predictive analytics, omnichannel engagement, intelligent document processing, intelligent workflows, robotic process automation, and natural language processing, helped double cash-out telemarketing conversions, reduce turnaround times, increase approval rates, improve Net Promoter Score, and reduce cost per loan. In servicing, the company eliminated thousands of hours of manual work and maintained servicing cost per loan more than 30% below the MBA large non-bank servicer cost average.
  • Operating Expense ImprovementsOperating expenses declined sequentially in originations, servicing, and corporate as the company managed headcount and variable expenses and reduced some high-cost subservicing relationships. Management expects more than $50 million of lower operating expenses in full-year 2027, representing more than a 10% reduction from the forecasted full-year 2026 expense base of about $500 million.
  • Lower Servicing AdvancesServicing advance balances declined 28% over the last two years even as owned servicing UPB grew, supported by a focus on the small percentage of loans generating the largest advances.
  • Effective Hedging and Stronger Position Versus 2023Management said the MSR hedge strategy continued to perform as intended and effectively minimized the impact of interest rates on MSR valuation net of hedge. Compared with full-year 2023, trailing 12-month results showed better income generation, higher book value per share, higher revenues, lower corporate debt to equity, better recapture capabilities, and a more effective cost model.
  • Capital Return and Flexible AllocationThe company has repurchased shares during the year and retired approximately 6% of total share float and outstanding shares. Management said the buyback remains active and that capital allocation may also include opportunistic debt reduction when market conditions support it.
  • Unchanged Full-Year GuidanceFull-year 2026 guidance remains unchanged: adjusted ROE at the low end of the 10%-15% range, total servicing UPB growth of 5%-15%, an effective MSR hedge, and improved operating efficiency.
  • Continued Investment in Scale and CapabilitiesManagement expects an incremental $50 billion of servicing UPB to have the potential to reduce fixed cost per loan by 14%, assuming the current cost structure. The company plans to maintain roughly a 50/50 mix of owned servicing and subservicing and continues to invest in people, processes, technology, AI-assisted analytics, and expanded product capabilities.
