Q3 2026 Earnings Call Summary

Q3 2026
Earnings Call Date:Oct 28, 2026|% Change Since:1.15%|
Earnings Call Sentiment|Positive

The call was cautiously positive. Management reported strong renewals, record-low turnover, healthy delinquency and resident financial-health metrics, improving October and pre-leasing trends, positive absorption, attractive redevelopment and development returns, and a positive earn-in into 2027. However, the recovery was delayed by approximately one quarter, full-year core FFO and same-store NOI guidance were reduced, new lease pricing remained negative, and high-supply markets continued to require concessions. The positive operating trends and breadth of initiatives outweighed the acknowledged near-term pressures.

Company Guidance

MAA lowered its full-year core FFO guidance by $0.04-$8.49 per diluted share and established a revised range of $8.43-$8.55, reduced its full-year same-store revenue growth midpoint by 35 basis points to negative 0.25%, effective rent growth midpoint by 20 basis points to negative 0.1%, average physical occupancy midpoint by 10 basis points to 95.4%, and same-store expense growth midpoint by 35 basis points to 1.4%, resulting in a same-store NOI growth midpoint of negative 1.25%; full-year overhead was lowered by $1.5 million, total development costs are expected to be approximately $320 million, and fourth-quarter core FFO is expected to be $2.12-$2.24 per diluted share, or $2.18 at the midpoint. Management expects fourth-quarter occupancy to be closer to the 95.5% range, give or take, renewal lease-over-lease rates to remain in the 5%-plus range, and new lease pricing to show probably half of the typical 300-plus basis point moderation from the third quarter’s about negative 6% level; it also expects a slightly positive earn-in heading into 2027, occupancy to be something similar, if not a little bit better, CapEx interest to be a little lower than this year and a small headwind in 2027, and Wi-Fi revenue run rates of close to $2 million for the current group and closer to $3 million for the additional 38 properties.

  • Third-Quarter Core FFO Met GuidanceCore FFO was $2.10 per diluted share for the third quarter, in line with third-quarter guidance.
  • Expense Discipline Supported Same-Store NOISame-store NOI was in line with expectations because lower-than-projected property operating expenses offset lower-than-projected revenue. Same-store expenses were approximately $0.02 favorable, driven primarily by real estate taxes.
  • Strong Renewal Performance and Low TurnoverRenewal lease-over-lease rates increased 5.3% for the quarter, while rolling 12-month turnover remained at a record-low 39.6%. Renewal performance improved 80 basis points year over year in the third quarter, compared with 50 basis points in the second quarter.
  • Blended Lease-Over-Lease Rates ImprovedBlended lease-over-lease rates increased 10 basis points compared with the third quarter of 2025. Preliminary October blended lease-over-lease rates improved by more than 100 basis points compared with October 2025.
  • Encouraging Fourth-Quarter Leasing TrendsPreliminary October new-resident lease-over-lease pricing improved sequentially from September and was trending slightly better than October 2025. November and December pre-leasing volume and pre-lease rates were also trending better than at the same time last year.
  • Positive Earn-In Into 2027Management expects growing occupancy, strong renewal trends, and improved pre-leasing to create a positive earn-in into 2027 for the first time in three years. More than 90% of fourth-quarter renewal decisions had been made, with accepted renewals once again exceeding 5% lease-over-lease growth and achieving higher acceptance rates than the prior year.
  • Healthy Demand and AbsorptionManagement said demand fundamentals remain healthy across the MAA footprint and continue to outperform non-MAA markets. Job growth, household formation, inbound migration, population growth, and single-family affordability challenges continue to support rental-housing demand. Year-to-date absorption across MAA markets exceeded new supply deliveries.
  • Supply Conditions Are Gradually ImprovingThe number of units available in MAA markets was estimated to be 50,000 lower than at the beginning of the year. New supply deliveries in 2026 were below long-term averages, and management expects 2027 deliveries to be below long-term averages regardless of the third-party data source used.
  • Broad-Based Market ImprovementApproximately 60% of MAA markets were above the portfolio average trend line, and 90% of those markets were performing at more than two times the trend in blended performance. Charleston and Norfolk led the portfolio in third-quarter blended lease-over-lease performance. Austin's blended pricing improved 420 basis points year over year, while Orlando's improved 100 basis points.
  • Atlanta Stabilized and Jacksonville ImprovedAtlanta occupancy recovered to above 95% in early fourth quarter, and Atlanta new lease pricing accelerated from September to October. Jacksonville's third-quarter pricing was approximately 70 basis points better than in the third quarter of the prior year.
  • Strong Redevelopment ReturnsMAA completed 2,040 interior unit upgrades in the third quarter, bringing the year-to-date total to 5,544 units, 16% higher than the first three quarters of 2025. Upgraded units achieved rent increases of $114 over non-upgraded units on average spending of $5,926, with an average cash-on-cash return of approximately 23%, compared with expected returns of 19% and prior-year returns of 20%.
  • Common-Area Repositioning Program ProgressThe completed group of six common-area and amenity repositioning projects achieved an average cash-on-cash return above 11%. Five properties were in the early repricing phase, six were in construction and expected to begin repricing in spring 2027, and MAA was evaluating eight to 12 additional projects for 2027.
  • Community-Wide Wi-Fi Revenue GrowthRevenue from the 28 currently live Wi-Fi properties increased from $850,000 in the second quarter to $1.35 million in the third quarter. An additional 38 properties that commenced in 2026 were scheduled to begin going live during the fourth quarter. The current group was expected to reach a full run rate close to $2 million later in 2027, while the additional properties represented a full run rate closer to $3 million across approximately 14,000 units.
  • Development Pipeline ExpansionMAA started construction on three projects during the quarter, completing its four planned starts for the year: an 88-unit wholly owned Phase II development in Kansas City, a 306-unit pre-purchase joint venture in Northern Virginia, and a 312-unit pre-purchase joint venture in Nashville. The projects are expected to stabilize in 2029 in a lower-supply environment and are expected to deliver long-term shareholder returns above the current elevated cost of capital under conservative underwriting assumptions.
  • Well-Positioned Balance SheetAt September 30, MAA had approximately $661 million of combined cash and revolving-credit capacity, net debt to adjusted EBITDA of 4.7 times, average effective debt cost of 4.1%, and average debt maturity of 5.6 years.
  • Capital Allocation and Share RepurchasesMAA funded approximately $84 million of development and pre-development costs during the quarter and expects approximately $320 million of total development costs for the full year. The company repurchased approximately 400,000 common shares at a weighted average price of $126.72 per share for a total investment of $50 million.
  • Operating Platform InvestmentsManagement's priorities include disciplined expense management, technology investments, increased centralization and specialization, redevelopment, repositioning, and property-wide Wi-Fi. The Reimagine initiative was expected to produce approximately $25 million of margin improvement on a run-rate basis by the end of next year.
  • Demand Indicators Remain PositiveLead volume was running 10%-15% higher than the prior year. Management also reported that move-outs to single-family rental housing were only about 3% in the third quarter, down from 4% a year earlier, and said it continued to see limited direct competition from single-family rentals.
  • Financial Health and Delinquency Metrics Remained StrongNet delinquency remained at a sector-leading 0.3% of billed rents outstanding, consistent for several quarters. The resident rent-to-income ratio was 18%, matching the second quarter and remaining at the lowest level since pre-COVID.
  • Expense Outlook for 2027 Was Generally FavorableManagement expects personnel costs to remain below typical market-level increases through continued centralization, specialization, and property podding. It also does not expect a significant insurance increase like the one seen a couple of years ago and does not expect outsized property-tax growth.
  • Regulatory Environment Generally FavorableManagement said the regulatory landscape across its footprint remains broadly positive and business-friendly, with limited changes in regulatory risk. Colorado was cited as an exception involving fee-disclosure and all-in-pricing actions.
  • Conservative Development UnderwritingManagement said recently completed developments MAA Breakwater and MAA Val Vista achieved actual yields in the upper 6% range, and that development rents over the last five years generally outperformed underwriting expectations while construction costs came in below expectations.
