Q2 2026 Earnings Call Summary
Earnings Call Sentiment|Positive
The call was strongly positive on operational and financial performance: record quarterly investments, robust YTD deployment (~$1.5B), double-digit per-share growth guidance, materially higher normalized FFO/FAD and conservative leverage with ample liquidity. Offsetting items are focused and tactical: competitive pressures and cap rate compression in the SHOP market, modest pricing premium on a large U.K. buy, reliance on unsettled equity forward proceeds and certain guidance assumptions, and multi-year uncertainty around financing receivable purchase options. Overall the strengths (record investment activity, significant FFO/FAD growth, strong balance sheet and operator quality) materially outweigh the select execution and market risks discussed.Company Guidance
Record Quarterly and Year-to-Date Investments
Closed approximately $900 million of investments in Q2 at a blended stabilized yield of 8.9% (single largest investment quarter excluding M&A). Since June 30, an additional ~$308 million closed at ~7.8% yield. Year-to-date investments total approximately $1.5 billion.
Investment Mix and Diversification
2026 YTD deployment breakdown: roughly $735 million in U.S. triple-net skilled nursing and seniors housing, ~$397 million in U.K. Care Homes, ~$240 million in loans, and ~$81 million in SHOP. Pipeline ~ $540 million (approximately two-thirds skilled nursing, one-third loans/U.K.).
Strong Earnings Growth (FFO / FAD)
Normalized FFO increased 44% YoY to $119.7 million; normalized FAD increased 43% YoY to $118.5 million. On a per-share basis, normalized FFO and normalized FAD were $0.51, each up ~19% YoY.
Raised Full-Year Guidance
Updated 2026 guidance: normalized FFO per share $2.03–$2.06 and normalized FAD per share $2.01–$2.04. At the midpoint, projected growth of ~16.2% normalized FFO per share and ~15.1% normalized FAD per share vs. full year 2025.
Strong Liquidity and Conservative Leverage
Total liquidity approximately $1.4 billion (including ~$90 million cash, ~$605 million revolver availability and ~$671 million unsettled equity forward proceeds). Additional ATM capacity ~ $785.8 million. Net debt to annualized normalized EBITDA 1.0x and fixed charge coverage ratio 9.9x; no scheduled debt maturities prior to 2028.
High Operator Quality and Portfolio Health
Operators exceed industry averages on overall star ratings, health inspections, quality measures, successful discharges and readmission rates (noted particularly after operators manage properties ≥4 years). Company reported record operator lease coverage and stable portfolio fundamentals.
Active Capital Raising and Funding Capacity
Q2 settlement of equity forwards generated ~$364 million gross proceeds. Sold 14.4 million shares under forward contracts for $580.5 million (weighted avg $40.23) and 2.2 million shares post-quarter for $90.6 million (weighted avg $41.46).
