Q3 2026 Earnings Call Summary

Q3 2026
Earnings Call Date:Oct 29, 2026|% Change Since:4.04%|
Earnings Call Sentiment|Positive

The call was strongly optimistic. CubeSmart reported a return to positive same-store NOI and FFO per share growth, accelerating revenue, improved occupancy, broad-based market improvement, better expense performance, and a constructive supply and competitive environment. Management also described a positive setup for 2027. Offsetting issues included the sluggish housing market, a slow and steady recovery, lagging performance in a few markets, persistent negative mark-to-market, unpredictable tax appeals, and greater capital-allocation difficulty from market volatility.

Company Guidance

CubeSmart improved its full year same-store revenue guidance range to 1% to 1.4%, implying for the fourth quarter slight moderation to 1.5% growth at the midpoint and further acceleration to 2.3% at the high end of the range; full year same-store expense growth guidance is now 2.8% to 3.8%, with 1.7% expense growth implied for the fourth quarter at the midpoint, while fourth-quarter same-store NOI growth is implied at 1.6% at the midpoint and full year NOI growth at 3.2% for the year. FFO per share is now expected to be positive for the full year at the midpoint of the improved guidance range. Move-in rates were up low single digits in October, and the company expects other property-related income growth to continue for a bit and then moderate. With $300 million of term-loan proceeds and upcoming expected net proceeds from the Heitman venture of approximately $170 million, CubeSmart expects to end the year with around $400 million drawn on the line, absent any additional capital deployment or capital raising, and expects to term out that balance sometime in 2027.

  • Positive Inflection in Same-Store NOI and FFOCubeSmart delivered its expected return to positive growth in both same-store net operating income and adjusted funds from operations per share. Third-quarter same-store NOI grew 2.1%, and adjusted FFO per share was $0.66, at the high end of guidance.
  • Same-Store Revenue Growth AcceleratedThird-quarter same-store revenue growth accelerated to 1.9% from 0.8% in the prior quarter. The company improved its full-year same-store revenue guidance to 1% to 1.4%, up 33 basis points at the midpoint.
  • Occupancy and Revenue per Available Foot ImprovedAverage occupancy increased 60 basis points during the quarter, while realized rent increased 50 basis points. Occupancy and rate together drove 1.2% growth in REVPAF, accelerating from 0.5% growth in the second quarter. Year-over-year occupancy was 90 basis points higher at the end of September.
  • Broad-Based Market ImprovementRevenue growth accelerated in 17 of the company's top 20 markets. High-quality urban markets in the Northeast and Midwest delivered strong absolute performance, while previously supply-impacted Sunbelt and West Coast markets showed meaningful second derivative improvement.
  • Positive Rental Volume and Improved Move-In RatesRental volume was positive in 5 of the last 6 months. Move-in rates returned to positive year-over-year growth by the end of September and were up low single digits in October, while rental volume remained in line with last year and occupancy remained nicely ahead of last year.
  • Reduced Seasonal Occupancy DeclineThe company experienced less seasonal occupancy decline from the summer peak than in prior years, with management describing current trends as more similar to pre-COVID trends than the trends experienced from 2022 to 2025.
  • Strong Other Property-Related Income GrowthOther property-related income increased 16.8%, supported by merchandise sales, administrative and other fees, late fees, convenience fees, and truck rental income. Management said the initiatives were broad-based, not one-time in nature, and expected outsized growth to continue for a bit longer before moderating after the changes are lapped.
  • Disciplined Expense PerformanceSame-store operating expenses grew 1.3% in the third quarter, below expectations. The company improved its full-year same-store expense growth outlook to 2.8% to 3.8%, a 58 basis point improvement at the midpoint, benefiting from successful property tax appeals, a better-than-expected insurance renewal, controllable expense management, and technology initiatives.
  • Customer Retention and Service StrengthManagement cited lower vacate activity, longer lengths of stay, and stable customer credit metrics. Customers who have been with the company for more than two years continued to represent about 40% of customers, supported by the value proposition and customer service.
  • Digital, Data, and AI CapabilitiesCubeSmart has deployed generative AI across the company and is in the early stages of Agentic AI use cases. Management identified potential opportunities to enhance revenue maximization, improve efficiency, and speed software development, while its digital content, brand, and customer reviews support customer acquisition.
  • Constructive Supply and Competitive BackdropReduced new supply pressure has created a more constructive operating backdrop across most markets. Management said the overall competitive environment was constructive throughout the year and expected it to remain constructive into the fourth quarter and 2027 as new supply is absorbed.
  • New York MSA PerformanceQuarterly revenue in the New York MSA increased 5.4% year over year. Long Island was slightly ahead of the MSA average, Northern New Jersey led the group, and the boroughs continued to perform well, led by Brooklyn.
  • Capital Allocation and Share RepurchasesCubeSmart repurchased 2.1 million shares for $83.9 million during the quarter at an average price of $39.09 per share. Year-to-date repurchases totaled $159.8 million at an average price of $38.52 per share. Management said additional share authorization could be obtained if opportunities remained compelling.
  • Heitman Venture and External Growth PlatformThe Heitman joint venture remained on track to close in the fourth quarter. The transaction is expected to generate approximately $170 million of net proceeds, monetize noncore assets at attractive private-market pricing, preserve participation in future upside, and establish another avenue for external growth.
  • Balance Sheet and Liquidity FlexibilityThe company repaid a $300 million bond maturity and three secured loans totaling $40.3 million during the quarter. It subsequently closed a new $300 million unsecured bank term loan at SOFR plus 80 basis points. With the term-loan proceeds and expected Heitman proceeds, CubeSmart expects to reduce revolver borrowings from $850 million at quarter-end to approximately $400 million by year-end, absent additional capital deployment or capital raising. The next debt maturity is not until December 2028.
  • Third-Party Management ExpansionCubeSmart added 32 stores to its third-party management platform in the third quarter and ended the quarter with 882 third-party stores under management.
  • Improved Full-Year NOI and FFO OutlookThe revised annual guidance now expects positive same-store NOI growth and positive FFO per share growth for the full year at the midpoint. The fourth-quarter guidance implies 1.5% same-store revenue growth at the midpoint and 2.3% at the high end, with 1.6% same-store NOI growth implied at the midpoint.
  • Positive 2027 SetupManagement expressed confidence in the operating backdrop entering 2027, citing positive low-single-digit move-in rate growth, occupancy levels ahead of last year, continued improvement in Sunbelt and Southwest markets, and expectations for dominant Northeast and Midwest markets to continue leading.
