Q3 2026 Earnings Call Summary

Q3 2026
Earnings Call Date:Oct 26, 2026|
% Change Since:
|
Earnings Call Sentiment|Positive
The call was predominantly optimistic. Management reported better-than-expected operating fundamentals, raised full-year guidance for the second time, highlighted improving retention and pricing, completed two strategic acquisitions, and emphasized strong liquidity and multiple future growth opportunities. The main challenges were uneven regional demand, Sunbelt supply pressure, higher interest and development costs, near-term NSA cleanup activity, and a sequential fourth-quarter FFO decline, but management characterized these issues as manageable while expressing increased confidence in 2027 and beyond.
Company Guidance
For 2026, Public Storage raised core FFO guidance by $0.10 or 0.6% to 16.90 to $17.10 per share with a midpoint of $17; at the midpoint, same store revenue and NOI growth are expected to be positive 0.25% and negative 0.3%, respectively, improvements of 45 and 85 basis points from the prior outlook. Guidance assumes low single digit move in rate growth, modestly positive year over year occupancy, and continued churn improvement, with the implied fourth quarter same store revenue growth at 1%; full-year occupancy is expected to be slightly positive for the year, while fourth-quarter move-in rates are expected to remain in positive territory, although not at the same magnitude as 9%. NSA and PS Canada are expected to have a neutral impact in the back half of 2026, while Los Angeles has almost a 100 basis points of incremental revenue growth to go get, equating to around $35 million to $40 million of upside here in 2028.
Operating Fundamentals Exceeded Expectations
Third quarter operating results were better than expected, with improved customer retention, stronger new customer pricing, moderating supply, occupancy ahead of the prior year, and same store revenue accelerating sequentially by 110 basis points into positive territory.
Improved Move-In Pricing and Customer Retention
Average move-in rents increased 9%, the strongest level since the second quarter of 2022, while move-in rates were up 28% from the fourth quarter of 2025. Lower churn and modestly lower move-in volumes produced a positive year-over-year move-in revenue impact.
Core FFO Growth and Higher Guidance
Third quarter core FFO was $4.34 per share, up 0.7% year over year. Full-year core FFO guidance was raised by $0.10, or 0.6%, to $16.90 to $17.10 per share, with a midpoint of $17. Same store revenue and NOI guidance improved by 45 and 85 basis points, respectively, to positive 0.25% and negative 0.3%.
Broad-Based Market Improvement
Within the top 25 markets, 60% were generating positive year-over-year revenue growth and more than 70% were showing sequential improvement. Coastal and Midwest markets were producing normalized revenue growth in the 2% to 4% range, and Los Angeles returned to positive revenue growth after state-of-emergency pricing restrictions expired.
Los Angeles Recovery Opportunity
About half of the approximately 50-basis-point increase in revenue growth guidance was attributed to Los Angeles. The company stated that nearly 100 basis points of incremental revenue growth remained to be recaptured, representing approximately $35 million to $40 million of upside in 2028.
Strong Digital and AI Adoption
Nearly 90% of customer interactions are digital and roughly three-quarters of customers complete their lease digitally. Ellie, the company's AI-powered virtual agent, has handled more than 300,000 customer interactions, while the company continues investing in digital and AI capabilities.
PS Next Operating Efficiency
PS Next integrates customer experience, pricing, operating efficiency, and digital capabilities. Public Storage stated that labor hours across the platform have been reduced by approximately 30% over the last 6 or 7 years, with additional opportunity expected from AI tools in 2027 and 2028.
NSA Integration and Early Portfolio Momentum
The NSA portfolio was moved onto Public Storage systems immediately after the July closing. Approximately one-third of the portfolio is expected to be fully rebranded by year-end, and move-in volumes across the portfolio were up well over 30% in August and September. About 14,000 vacant or unrentable units are being cleaned up and returned to the rental pool.
NSA Long-Term Upside
Management said conviction in the future NOI contribution from NSA and Public Storage Canada increased. NSA includes more than $100 million of identified ROI opportunities, including developments, redevelopments, expansions, remixes, and conversions.
Public Storage Canada Integration Ahead of Schedule
Public Storage Canada closed in September, and systems integration is expected next month, ahead of the original schedule. Management described the portfolio as high quality, Public Storage branded, and located in an underpenetrated market with meaningful long-term potential.
Active Capital Deployment
The company deployed or committed more than $12.5 billion year to date across acquisitions, development, and lending, with a weighted average going-in yield in the low-5s and a stabilized yield in the high-6s. More than $12 billion of year-to-date activity was funded at attractive locked-in costs.
Coastal Portfolio Acquisition
The largest transaction in the quarter was an off-market $150 million portfolio acquisition in desirable coastal locations from a family exiting the business. The transaction had a mid-6% going-in cap rate.
Growing Development Pipeline
The development pipeline grew year to date to nearly $800 million at quarter-end. The company continues to target micro-markets where it sees supply-and-demand opportunities and reported healthy lease-ups across recently delivered developments.
Strong External Growth and Lease-Up Potential
Approximately half of the $700 million of acquisitions completed during the year involved lease-up activity. Average in-place occupancy for those acquisitions was in the mid-fifties, and management reported good transaction and lease-up volume despite the current occupancy dilution.
Expense Management and Cost Initiatives
Quarterly expense growth was roughly flat, supported by property taxes, payroll, utilities, and indirect costs. The company is guiding to approximately 2% expense growth this year, below inflationary pressure, and is pursuing initiatives in maintenance insourcing, solar installations, insurance, physical security, and customer-driven staffing.
Ancillary and Management Fee Growth
Non-same-store NOI grew 22% and ancillary NOI grew 21%, both ahead of expectations. The residual ancillary business grew approximately 20% excluding the NSA and Public Storage Canada additions, while tenant insurance premiums and third-party property management activity continued to grow.
Strong Balance Sheet and Liquidity
Available liquidity was approximately $4.1 billion, supplemented by approximately $600 million of expected annual free cash flow. Net debt to EBITDA was 3.4 times, debt plus preferred equity to EBITDA was 4.7 times, and debt plus preferred equity to enterprise value remained in the low-20% range.
Capital Markets Execution
Public Storage issued $1.2 billion of unsecured debt in the third quarter at a weighted average rate of 4.85%, including its first Canadian bond issuance. Year-to-date forward sale agreements under the ATM program are expected to generate nearly $400 million of future net proceeds at approximately $326 per share.
Faster Data-Driven Underwriting
Internal data science tools and the Welltower partnership are being used in investment committee decision-making. Management said sourcing, AI-informed underwriting, and approval processes are cutting deal timelines in half, and more than half of year-to-date activity has been in off-market transactions.
Stable Existing Customer Base
Existing customers continued to show strong payment and delinquency performance. Management said improved new-customer pricing provides more ability to pursue ECRIs, and the company saw a stronger ECRI contribution in the third quarter.
Healthy Demand and Utilization
Industry utilization remains strong, with storage continuing to provide an affordable alternative to housing. The company stated that utilization has increased by approximately 3% or more over the last three years, at roughly two to three times the pace of population or job growth.
