Q3 2026 Earnings Call Summary
The call presented a resilient operating platform supported by 97% occupancy, affordable rents, strong liquidity, improved leverage, substantial asset-sale proceeds, and continued unit repurchases. However, financial performance was pressured by higher property taxes, increased expenses, negative NOI growth, lower FFO per unit, declining fair value, and more competitive leasing conditions. Management maintained its outlook and highlighted multiple capital allocation and market opportunities, so the positive operational and strategic developments outweighed the acknowledged challenges.
Boardwalk tightened its 2026 outlook to anticipated same-property NOI growth of 1%-2% and FFO per unit of between CAD 4.65 and CAD 4.75 for the year, while maintaining its focus on 97% occupancy; Q4 property taxes should be similar to Q3 and Q4 will be consistent with Q3, utilities are the biggest swing factor, and the five cents on either side of the midpoint is CAD 2.5 million. The company said it does not expect a similar Alberta education property tax increase next year, long-run portfolio-wide property taxes generally increase by an inflationary factor in the 2%-4% range, and admin will come in around probably close to around CAD 11 million per quarter for the year. Renewals were described as in that kind of 2% range over the next couple of months, and 2027 outlook and guidance will be introduced with upcoming fourth-quarter results.
- Occupancy Held at 97% Amid Competitive ConditionsBoardwalk maintained occupancy at 97% by emphasizing resident retention, flexible rental rates, reduced suite-turnover time, and its vertically integrated operating platform. Management said affordable communities remain well occupied and that the team is winning market share.
- Affordable Rents Continue to Support DemandAverage occupied rent for a two-bedroom apartment was CAD 1,609, compared with a Canadian average of CAD 2,221 according to Rentals.ca. Management said demand remains strong for affordable housing while more expensive housing options face greater competition.
- Same-Property Revenue Increased 0.9%Same-property rental revenue increased 0.9% year over year in Q3 2026. Average occupied rent increased sequentially and year over year, while reduced incentives helped support higher reported revenue despite increased vacancy loss.
- Long-Term Rebranding and Repositioning InvestmentBoardwalk has invested more than CAD 1 billion since 2017 in rebranding and repositioning efforts. Management said these initiatives improve resident experience, preserve affordability, support retention, and maintain property competitiveness.
- Value-Add Program Progressing Toward Year-End CompletionSeven of the 16 value-add and repositioning projects planned for 2026 were complete, with the remaining projects on track to finish by year-end. The projects include common-area and amenity upgrades intended to improve resident experience and long-term asset quality.
- Strong Core-Market FundamentalsManagement described Alberta as having the strongest absolute population growth, supported by interprovincial migration, resilient net non-permanent resident numbers, and natural population growth. Quebec delivered strong results, Ontario remained stable, and Saskatchewan continued to benefit from agriculture, potash, uranium, and energy investment.
- Mortgage Portfolio Provides Financing StabilityApproximately 99% of the mortgage balance carries NHA insurance through CMHC. Of approximately CAD 815 million of mortgages maturing in 2026, CAD 579 million had been renewed or forward locked at an average rate of 3.89% and an average term of approximately seven years. Management also cited a staggered maturity schedule, cash on hand, and unused credit facilities as sources of liquidity.
- Asset Sales Generated Significant CapitalBoardwalk completed or announced CAD 629 million of year-to-date asset sales at an average cap rate of 5.2%. Once the remaining transactions close, the sales are expected to generate CAD 342 million in net proceeds and reduce near-term capital spending by approximately CAD 33 million. Third-quarter sales totaled CAD 177 million at an average cap rate of 5.4%.
- Unit Repurchases Remained the Primary Capital Allocation PriorityBoardwalk repurchased CAD 245 million of units in 2026 at an average price of CAD 65.37. Management said the units traded at an implied cap rate well above 6%, compared with private-market buyer cap rates of 4.75%-5.25%, making repurchases the best use of capital to date. The current NCIB was completed during the quarter and is eligible for renewal in late November.
- Leverage Improved and Liquidity Remained StrongThe debt-to-EBITDA ratio improved to 9x in Q3 from approximately 10x in Q4 2025. Debt to total assets remained just under 43%, and liquidity was approximately CAD 403 million at quarter-end.
- Long-Term FFO and Distribution Growth Track RecordManagement said internally generated cash flow has more than doubled FFO per unit since 2018 and supported regular distribution growth at an annual compounded rate of approximately 12% since 2021. The regular monthly distribution was confirmed at CAD 0.15 per unit, or CAD 1.80 annualized, for December 2026 through February 2027.
- 2026 Outlook TightenedBoardwalk tightened its 2026 outlook to anticipated same-property NOI growth of 1%-2% and FFO per unit of CAD 4.65-CAD 4.75. Management said overall results were in line with expectations and that positive sequential revenue growth was offsetting the increase in property taxes.
- Controllable Expense ManagementManagement said the team continues to manage controllable costs, with administration expense expected to be close to approximately CAD 11 million per quarter for the year.
- Potential Acquisition Opportunities Under ReviewBoardwalk is reviewing acquisition opportunities and remains highly selective. Management said some opportunities are available, although the majority of net proceeds have been directed to the NCIB.
- Positive Outlook for Alberta Investment and Employment DriversManagement highlighted continued capital investment in Alberta across energy, pipelines, power generation, technology and AI, infrastructure, housing, and aircraft assembly, including CAD 2.5 billion of federal financing awarded to De Havilland. Management said these investments could support job creation, population growth, and rental demand, although the timing remains uncertain.
