Bulls Say, Bears Say
Bulls Say
Strong Cash GenerationTTM cash generation provides a durable funding base for distributions, asset upkeep and debt service. The near 1:1 relationship between free cash flow and net income also indicates that reported profitability is converting into liquidity rather than relying mainly on accounting gains.
High ProfitabilityVery high TTM margins indicate that the shopping-center ownership model retains substantial income after property-level costs. If maintained, this profitability gives the company room to absorb tenant or operating-cost pressure while continuing to fund its portfolio.
Recurring Rental ModelRecurring rent from owned shopping-center interests gives Deutsche EuroShop an income-oriented model anchored in leases, tenant relationships and asset management. This can support visibility beyond individual property transactions, provided occupancy and renewals remain healthy.
Bears Say
High And Rising LeverageDebt of about €2.1B and debt-to-equity near 1.10 leave the company exposed to refinancing costs and property-value changes. Rising leverage reduces flexibility to fund modernization or absorb weaker tenant demand without increasing financial risk.
Earnings VolatilityAnnual results have been materially uneven: 2023 included a net loss, while 2024 profitability was much lower than 2025 and TTM. This volatility makes sustainable earnings power harder to assess and increases reliance on favorable property or transaction conditions.
Inconsistent Cash CoverageAlthough TTM operating and free cash flow are strong, 2025 and 2021 showed weaker cash coverage relative to reported earnings. Such recurring timing or working-capital swings can complicate debt service, distributions and reinvestment planning.
