Citi analyst Nicholas Joseph downgraded Acadia Realty Trust to Neutral from Buy with a price target of $16, down from $17. The analyst is increasingly concerned about the messaging of initial 2023 funds from operations guidance, which he says could look flattish year-over-year. He also sees headline risk associated with a potential Bed, Bath and Beyond insolvency.
