On August 17, 2026, NVIDIA announced a multi-year partnership with SB Energy to secure land, power and shell capacity at the PORTS-Pike Technology Campus in Pike County, Ohio, where it will be the exclusive AI compute infrastructure provider. Under 20-year leases to OpenAI, SB Energy will build, own and operate a large AI data center campus that repurposes the decommissioned Portsmouth Gaseous Diffusion Plant and is expected to begin coming online in phases starting in 2028.
NVIDIA has entered residual value guarantee agreements backing approximately 4.25 gigawatts of IT load and can provide credit support for up to an additional 3.8 gigawatts, with aggregate payment obligations capped at $105 billion under specified conditions, while OpenAI serves as tenant and agrees to reimburse NVIDIA for any payments triggered by lease shortfalls. The site will host OpenAI’s deployment of NVIDIA’s full-stack DSX AI factory platform, and together NVIDIA, SB Energy, SoftBank and OpenAI plan to build at least 10 gigawatts of new energy generation, invest about $4.2 billion in regional grid infrastructure, and expand a community benefits fund to $80 million.
In parallel, NVIDIA is investing $1.5 billion in SB Energy, joining SoftBank and OpenAI as investors to support SB Energy’s evolution into a leading AI infrastructure developer. The PORTS-Pike project is projected to create tens of thousands of jobs in Appalachian Ohio, protect local ratepayers through the grid partnership with AEP Ohio, and position the region as a key hub in the next era of AI-driven American industrial development.
