Q3 2026 Earnings Call Summary
The call was broadly constructive. WDP highlighted 5% EPS growth, high occupancy, confirmed guidance, EUR 500 million of secured investments, an EUR 800 million pre-let pipeline, strong liquidity and progress toward a larger European platform. The main challenges were French political uncertainty, higher capital costs and property-value risk, the potential ARGAN exit-right cash exposure, and pending merger-related approvals and tax rulings. The number and strength of the stated positives significantly outweighed the identified risks.
WDP confirmed its full year guidance and remains confident in its 2030 targets, which imply roughly 6% EPS growth by 2030, with investments based on EUR 500 million per year; the execution is not promised to be linear, and the pipeline provides visibility for the next 18 months. The pipeline in execution stands at EUR 800 million with a 7% NOI yield and over 90% pre-let, while the ARGAN merger is expected to include EUR 250 million targeted disposals during the course of '27 and have an overall impact on LTV of plus 1%. Like-for-like rental growth is expected to increase and improve going into '27, although it is too early to give guidance, and it is reasonable to assume that as from next year, ERVs move back in line with inflation; for the 10% of leases maturing in '26, around 95% have been renewed or are reflected in the occupancy rate of 97.2%, while for '27 it is too early to say.
- Progress on BLEND2030 and Attractive Investment ReturnsNine months into the BLEND2030 plan, WDP said it had made significant progress in building for future growth. It continues to secure developments, redevelopments and acquisitions at attractive returns of 7% NOI yield.
- Expanded Land Bank and European Market ExpansionWDP added a new land bank of 1 million square meters stretching from Zwolle to Toulouse. Its Germany expansion is taking shape through a EUR 250 million portfolio, while Italy has entered its first-investment phase and Spain is in start-up mode.
- ARGAN Merger and Balance Sheet StrengtheningWDP proposed the EU merger with ARGAN to transform the company from a Benelux-focused platform into a core Western European logistics platform. It also strengthened its balance sheet through a successful EUR 400 million accelerated bookbuild.
- EPS Growth and Confirmed Full-Year GuidanceEPS increased 5%, supported by continued strong operating performance. Occupancy remained high, WDP continued to capture demand across its markets, and management confirmed its full-year guidance.
- Strong Investment Pipeline and Pre-LettingWDP secured EUR 500 million of new investments. Its pipeline in execution stands at EUR 800 million, carries a 7% NOI yield and is over 90% pre-let, with management stating that it is continuously replenishing the pipeline.
- European Logistics Platform AmbitionWDP is building toward a EUR 20 billion-plus European logistics platform. Management said clients increasingly need European partners that can support supply chains across borders as supply chains become more regional and European.
- Strategic Rationale and Quality of the French PortfolioWDP described France as a cornerstone of its European logistics platform, citing its large consumer market, industrial base, infrastructure and access to nuclear power. Through ARGAN, WDP would obtain a high-quality, fully leased portfolio with a resilient tenant base and strong exposure to everyday consumption.
- Resilient French Logistics DemandManagement said the French logistics market remains resilient despite problems in the streets and shops. The ARGAN portfolio is fully let, and WDP said it continues to see demand for vacant space in its own French portfolio. Management also stated that the ARGAN merger would be entered at a minimum 6% net initial yield.
- Strong Liquidity and Leverage PositionWDP reported an LTV of 37%, net debt-to-EBITDA below 7x and EUR 2.4 billion of liquidity. Management said the balance sheet is strong enough to navigate different scenarios and provides optionality.
- Improving Rental Growth OutlookWDP expects like-for-like rental growth to increase and improve going into 2027, supported by indexation. Management believes market vacancy rates have peaked, construction activity has declined and pipelines are drying up, with ERVs expected to move back in line with inflation from next year.
- High Lease Renewal ProgressFor the 10% of leases maturing in 2026, around 95% have either been renewed or are reflected in the 97.2% occupancy rate. Management said work on 2027 maturities is underway.
- Development Economics Supporting Targeted YieldsAlthough some material costs have risen, WDP said lower contractor pipelines have offset those increases, resulting in flat total construction prices or even lower pricing. Management stated that it can achieve targeted 7% NOI yields at accepted market rental levels, with new-development rents still much higher than rents in the existing portfolio.
- Focus on Value-Add and Development OpportunitiesIn the higher cost-of-capital environment, WDP said it is focusing on value-add opportunities and activating its expanded land bank while maintaining its requirement to strive toward 7% NOI yields in Western Europe.
- Recurring Optional Dividend ProgramManagement said the optional dividend program is currently foreseen to continue next year under the same type of conditions and has been operated for 15 years.
- Positive Shareholder Feedback on the MergerWDP reported that all feedback received so far from its shareholders regarding the merger has been positive, with no pushback reported. Management said it felt full shareholder support, while noting that shareholders still need to vote.
- Strategic Value of the Catena ParticipationWDP said its 10% stake in Catena remains a strategic participation that helps it offer solutions to clients across a geographic range from Helsinki to Madrid and Rome.
- Confidence in 2030 Targets and Operational AgilityManagement remains confident in its 2030 targets, which are based on EUR 500 million of investments per year, with the current pipeline providing visibility for the next 18 months. It said clients and operations are healthy, market supply and demand are balanced, inflation can be captured and the sector's long-term demand drivers remain intact.
