Q3 2026 Earnings Call Summary

Q3 2026
Earnings Call Date:Nov 04, 2026|% Change Since:―|
Earnings Call Sentiment|Positive

The call was predominantly positive, supported by 5.8% AFFO growth, 99.2% occupancy, strong renewal and releasing metrics, a 37th consecutive annual dividend increase, substantial liquidity, improved bad-debt expectations, and a well-capitalized balance sheet. The main challenges were higher acquisition cap rates, elevated dead deal costs, uncertain near-term acquisition volume, refinancing at potentially higher rates, and pressure affecting certain tenants and consumer-facing sectors. Management emphasized continued discipline and flexibility rather than signaling a deterioration in current portfolio performance.

Company Guidance

For 2026, NNN is maintaining AFFO per share guidance of $3.55 to $3.59, representing 3.8% year over year growth at the midpoint; disposition guidance is $160 to $180 million, G&A guidance increased by $1 million at the midpoint, and full year bad debt is projected to be about 25 basis points of ABR, down from 40 basis points as of last quarter. Fourth quarter acquisition volume is expected at the $750 million midpoint, with initial cap rates reflecting the higher pricing environment and a 30- to 40-basis point range of movement for the fourth quarter; the company expects further upward movement in initial acquisition yields during the first part of 2027 and is not giving any guidance for 2027 acquisition volume. NNN assumed permanent financing to repay the $350 million bond maturing in mid December while maintaining a low year end balance on its line of credit, expects lease termination fees to be at a similar level in 2027 as 2026, and estimates roughly $600 million of annual acquisition volume without new equity with buying power in the call it $900 million to $1 billion ish range.

  • AFFO and Core FFO Per-Share GrowthThird-quarter AFFO per share was $0.91 and core FFO per share was $0.90, up 5.8% and 5.9%, respectively, from the prior year. Results were ahead of internal projections, primarily due to lower-than-expected bad debt and higher-than-expected interest and other income from real estate transactions.
  • Raised 2026 Disposition Outlook and AFFO Guidance MaintainedThe company maintained 2026 AFFO per-share guidance of $3.55 to $3.59, representing 3.8% year-over-year growth at the midpoint versus 2.7% growth in 2025. The disposition outlook was raised by $30 million at the midpoint to a new range of $160 million to $180 million.
  • 37th Consecutive Annual Dividend IncreaseNNN announced a quarterly dividend of $0.62, an increase of 3.3% over the prior year, marking its 37th consecutive annual dividend increase. The dividend represented an approximately 6% yield and a 68% AFFO payout ratio.
  • Strong Portfolio Occupancy and Lease StabilityThe portfolio included 3.82 thousand freestanding single properties with approximately 10 years of weighted average remaining lease term. Occupancy was 99.2%, above the long-term historical average of approximately 98%, with only 31 vacant properties.
  • Favorable Releasing and Renewal ResultsDuring the quarter, five assets were released at a 132% recovery rate, compared with 18 assets released year to date at a 121% recovery rate. Thirty-three of 36 assets renewed during the quarter at 105% of prior rent, while 106 of 121 year-to-date renewals were completed at 104% of prior rent.
  • Acquisition Investment and Attractive Projected YieldsNNN invested $222 million in 76 properties during the quarter at an initial cap rate of 7.3%; contractual rent escalators produced a projected long-term yield of 8.4%, with a weighted average lease term of over 19 years. Through the first nine months, the company invested $658 million in 206 properties at a 7.3% initial cap rate and an 8.6% projected long-term yield.
  • Scalable Smaller-Transaction Acquisition PlatformNearly 40% of year-to-date closings were transactions under $5 million. Management said these smaller transactions collectively provide attractive risk-adjusted returns, expand the investment opportunity set, and demonstrate the scalability and efficiency of the acquisition platform.
  • Strong Balance Sheet and LiquidityNNN reported $1.4 billion of available liquidity, a nearly fully available credit facility, a 9.8-year weighted average debt maturity, and only 2.3% of debt tied to floating rates. Net debt to EBITDA was 5.6 times, down 10 basis points sequentially, while pro forma net debt to EBITDA including unsettled forward equity was 5.3 times, down from 5.4 times.
  • Debt Hedging and Capital FlexibilitySubsequent to quarter end, NNN entered into $100 million of swaps that, together with previously completed swaps, fully hedged its $500 million term loan at an all-in fixed rate of 4.35%. Management said the company can fund acquisition activity through undrawn forward equity, internally generated free cash flow, strategic dispositions, and other capital sources while maintaining a leverage-neutral balance sheet.
  • Free Cash Flow and Forward Equity AvailabilityFree cash flow after dividends was approximately $56 million in the third quarter. NNN sold approximately 500 thousand shares under forward sale agreements at an average price of over $47 per share, settled over 2 million forward shares for just under $90 million of net proceeds, and had approximately $204 million of available unsettled forward equity at September 30.
  • Credit Loss Performance Better Than ExpectedNear-term credit issues remained limited, with no material changes to the watchlist. Full-year bad debt is now projected at approximately 25 basis points of annualized base rent, down from 40 basis points in the prior-quarter outlook.
  • High NOI Margin and Base-Rent GrowthThird-quarter NOI margin was 96.7%, up 10 basis points sequentially as occupancy increased to 99.2%. Annualized base rent was $974 million at quarter end, up 6.8% year over year, fueled by year-to-date acquisition volume.
  • Disposition Activity and Portfolio ManagementNNN sold 32 properties during the quarter, including 11 vacant properties, for $50 million of proceeds. Year to date, it had raised $123 million from selling 83 assets, including 46 vacant properties. Management said it continues to release vacancies while selling nonperforming assets when there is no clear path to generating rental income within a reasonable timeframe.
  • Potential Acquisition Capacity Without New EquityManagement said the company can conduct approximately $600 million of annual acquisition volume without new equity and, including roughly $200 million of previously raised equity, has potential buying power in the approximately $900 million to $1 billion range, subject to achieving acceptable pricing.
  • Board Additions and Governance ExperienceChristina Chew and Chaz Muller joined NNN's Board of Directors. Management said both bring public REIT, board, and real estate experience.
  • Tenant-Level Resilience in Key PortfoliosManagement reported healthy property-level coverage for Dave & Buster's and Camping World and said neither currently raised immediate concerns. Camping World reduced inventory, pursued annualized SG&A run-rate improvements of $150 million, and benefited from insurance-business performance and margin expansion in its used business despite lower volumes. The company also said CVS exposure is limited.
  • Long-Term Lease and Real Estate FocusManagement said long-term leases help the company operate through political and interest-rate cycles, and that it continues to focus on real estate metrics as the primary security of its investments.
