Q2 2026 Earnings Call Summary
The call conveyed multiple operational and financial positives: delivery and revenue growth, a materially stronger backlog, margin outperformance and raised gross margin and ASP guidance, continued deleveraging and liquidity, and productive community-level results. These positives were tempered by softer order entry, a sharply higher cancellation rate, and demand headwinds tied to affordability and mortgage rates. On balance, the upbeat execution, improved backlog and margin guidance, and stronger balance sheet position outweigh the demand-related challenges.
Management raised full‑year guidance and reiterated targets: they expect annual closings of 4,600–5,400 homes and 150–160 active communities by year‑end; they raised average selling price guidance by $5,000 at both ends to $360,000–$370,000; SG&A is expected to be 15–16% of revenue; homebuilding gross margin guidance was increased by 50 basis points to 19–21% and adjusted homebuilding gross margin was raised by 50 basis points to 22.5–24.5% (the second consecutive quarter of margin upgrades). They also reported 25 July closings pending verification (bringing year‑to‑date closings to ~2,780), saying the company is on track to meet these full‑year targets.
- Quarterly Home Deliveries and Revenue GrowthDelivered 1.44k homes in Q2, up 9% year-over-year; 1.36k of those drove homebuilding revenue of $502M, up 4% year-over-year. Additional 75 closings (leased/currently leased homes) contributed to other income.
- Backlog StrengthEnded the quarter with ~1.3k homes in backlog, up ~61% year-over-year, with backlog value of $526M (up ~60.6%–63%).
- Margin Outperformance and Raised GuidanceReported homebuilding gross margin of 19.8% and adjusted homebuilding gross margin of 23.2%, both above the midpoint of prior guidance. Management raised full-year gross margin guidance for a second consecutive quarter to 19.0%–21.0% (homebuilding) and 22.5%–24.5% (adjusted).
- Adjusted EBITDA and ProfitabilityAdjusted EBITDA was approximately $59M (11.4% of total revenue). Pretax income was $36.6M (7.1% of revenue) and net income was $27M, or $1.16 per diluted share.
- Average Selling Price and ASP Guidance RaiseAverage selling price increased to over $367k in the quarter. Company raised full-year ASP guidance by $5k at both ends to a range of ~$360k–$370k.
- Operating Productivity by MarketAveraged 3.2 closings per community per month; top-performing markets (closings per community per month) included Atlanta 5.0, Southern California 4.7, Charlotte 4.2, Las Vegas 3.9, and Albuquerque 3.8.
- Deleveraging and Strong LiquidityTotal debt declined by ~$129M sequentially and ~$160M year-over-year; debt-to-capital 42.6% and net debt-to-capital 41.6% (sequential decreases of ~222 and ~240 basis points). Ended quarter with $468M liquidity (including $61M cash and $107M available on revolver).
- Inventory and Land Position OptimizationOwned and controlled 57.4k lots while executing a multi-quarter reduction in lot count to focus capital on higher-return markets; continued progress monetizing non-core and aged inventory (other income of $7.6M from sale of 75 leased homes).
- Community Growth and Strategic PositioningEnded the quarter with 151 active communities (up 3.4% year-over-year) and reiterated full-year target of 150–160 active communities and 4.6k–5.4k annual closings; signaled improved land deal opportunities and continued M&A focus on small strategic acquisitions.
