Q3 2026 Earnings Call Summary
The call was strongly positive overall. Hyatt reported broad-based RevPAR, fee, adjusted EBITDA, membership, development-pipeline, liquidity, and capital-return strength, raised key full-year outlook measures, and described encouraging forward booking trends. These positives outweighed regional challenges in Mexico, the Middle East, Jamaica, and the Distribution segment, as well as expected fourth-quarter U.S. RevPAR moderation.
For full year 2026, Hyatt expects system-wide RevPAR growth between 5% and 5.5%, U.S. RevPAR growth between 5% and 6%, international-market RevPAR growth to be slightly lower than the United States, net rooms growth of approximately 6%, gross fees to grow between 10% to 11% to $1.32 billion to $1.335 billion, adjusted EBITDA to grow at a strong rate of 14% to 17% to $1.17 billion to $1.20 billion, adjusted free cash flow of $580 million to $630 million, an increase of between 20% to 30%, adjusted EBITDA to adjusted free cash flow conversion of at least 50%, and capital returns to shareholders between $375 million and $425 million; the outlook includes an approximate $10 million impact to full year fees from the Middle East, a $20 million decline in fees for the year from Mexico, an approximately $30 million year-over-year decline in the Distribution segment, and a $15 million Jamaica headwind, while for 2027 Hyatt expects all-inclusive bookings at Americas resorts up in the high single digits, corporate pace up almost 10%, group bookings excluding FIFA at mid-single digits, first-quarter openings year-over-year increase solidly in above 6% -- in the 6% to 7% range, and continues to feel very confident about 6% to 8% for 2026 to 2028.
- Strong Third-Quarter RevPAR GrowthSystem-wide RevPAR increased 7.2% year over year, exceeding expectations, driven by durable demand from high-end travelers, continued luxury portfolio strength, the FIFA World Cup in July, and the timing of the Jewish holidays in September.
- Broad U.S. and International PerformanceU.S. RevPAR increased 8.2%, including a contribution of approximately 50 basis points from the FIFA World Cup. International RevPAR increased nearly 6%, Asia Pacific excluding Greater China grew more than 10%, Europe grew 4.3%, and the Americas excluding the United States grew 9.2%.
- Market Share and Average Rate GainsAverage rates grew across all brand categories and drove nearly 80% of RevPAR growth. Hyatt gained 100 basis points of market share year to date, driven by gains in average rate index.
- Strength Across Customer SegmentsLeisure transient RevPAR grew approximately 10%, group RevPAR increased 8%, and business transient RevPAR grew approximately 1% for the quarter, accelerating to more than 4% in September. RevPAR increased across business, group, and leisure segments.
- World of Hyatt Membership ExpansionWorld of Hyatt membership exceeded 72 million, up 19% from a year ago. Members with more than 100 qualifying stays per year have increased by nearly 40% since 2022.
- Record Development PipelineThe development pipeline reached approximately 158,000 rooms, up 12% from a year ago. Hyatt signed 70% more deals year to date than last year, while construction starts increased more than 40%.
- Upper Mid-Scale ExpansionHyatt opened 14 upper mid-scale hotels during the quarter. The Studios Select, Hyatt Studios, Hyatt Select, and Unscripted by Hyatt brands have more than 150 hotels in the pipeline, with over half of signings in the United States occurring in markets new to Hyatt.
- Net Rooms Growth and Opening MomentumThird-quarter net rooms growth was 3.9%, excluding rooms from the Playa Hotels acquisition that were removed from Hyatt's room count in the fourth quarter of 2025. Hyatt expects approximately two-thirds of anticipated fourth-quarter openings to be hotels in the final stages of preopening and continues to expect full-year net rooms growth of approximately 6%.
- Robust Fee and Adjusted EBITDA GrowthGross fees increased 15.2% to $327 million, ahead of expectations, driven by strong managed-portfolio performance, newly opened hotels, new management agreements from the Playa portfolio, and the quarterly timing of non-RevPAR fees. Third-quarter adjusted EBITDA increased over 19% year over year, adjusted for asset sales.
- Raised Full-Year Financial OutlookHyatt increased its full-year system-wide RevPAR growth outlook to between 5% and 5.5%, and its U.S. RevPAR growth outlook to between 5% and 6%. Full-year gross fees are expected to grow between 10% and 11% to $1.32 billion to $1.335 billion, while adjusted EBITDA is expected to grow between 14% and 17% to $1.17 billion to $1.20 billion.
- Cash Flow, Liquidity, and Capital ReturnsHyatt maintained its adjusted free cash flow outlook at $580 million to $630 million, representing an increase of between 20% and 30%, with adjusted EBITDA-to-adjusted-free-cash-flow conversion of at least 50%. Total liquidity was approximately $1.8 billion, including $1.3 billion of available revolver capacity. Hyatt returned approximately $161 million to shareholders during the quarter and raised its full-year capital-return outlook to between $375 million and $425 million.
- Encouraging Forward Booking TrendsFirst-quarter 2027 bookings at Americas all-inclusive resorts are up in the high single digits. Corporate pace for 2027 is up almost 10%, group bookings excluding FIFA are currently at a mid-single-digit pace, and fourth-quarter U.S. full-service group pace is up in the mid-single digits.
- Conversion and AI Platform InitiativesHyatt reduced the turnaround time for property improvement plans for conversions from several weeks to a day using AI. The company is also developing an end-to-end AI platform covering the period from deal pitch through hotel operation and expects the product to be largely complete in the first quarter of next year.
- Delta Loyalty CollaborationHyatt's new collaboration with Delta Air Lines includes a dual-earning relationship under which members earn on both sides when flying with Delta or staying at Hyatt. Hyatt said the partnership offers opportunities to expand utilization among both Hyatt members and Delta SkyMiles participants.
- Resilient Cancun Market ShareDespite demand pressures in Cancun, Hyatt's all-inclusive resorts in the market gained 400 basis points of market share this year.
- Development Support and Key Money DisciplineHyatt expects key-money spending to remain in the $150 million to $170 million annual range over the next three to four years and said it is using alternative structures to support development while seeking a return of capital.
