Bulls Say, Bears Say
Bulls Say
High Occupancy And Resilient Office PerformanceSustained high occupancy (malls ~98%, senior housing ~100%) and stable office NOI indicate durable leasing fundamentals and strong tenant demand. This underpins predictable rental cash flows, lowers vacancy risk, and supports long-term income stability through economic cycles.
Large, Contracted Data‑center PipelineA substantial data‑center platform with ~EUR 278m contracted NOI and ~1 GW land bank positions the group in a secular growth market. Diversification into colocation/capacity reduces reliance on retail/offices and creates multi-year, technical-asset cash flows with higher structural demand.
Stronger Capital Base After Equity RaiseThe ILS 1.4b equity raise, combined with relatively low average interest (≈2.9%) and long debt duration (~6 years), materially improves financial flexibility. This reduces near-term refinancing pressure, funds development projects, and enhances resilience to cyclical downside.
Bears Say
Meaningful LeverageA debt load near 1.1x equity and sizable net financial debt increases sensitivity to cash-flow swings or weaker rental markets. With moderate ROE (≈7–9%), elevated leverage limits flexibility for large development spending or absorbing prolonged NOI declines without dilutive capital actions.
Volatile And Weakened Cash GenerationA dramatic TTM FCF decline and low operating cash relative to debt reduce the firm's internal funding ability for capex and debt service. Persistent cash volatility forces reliance on capital markets or asset sales, raising execution risk for the development pipeline over the medium term.
NOI And FFO Headwinds With Rising CostsDeclining NOI/FFO and rising financing, G&A and translation losses weaken free cash available for dividends and reinvestment. If these pressures persist, they could constrain growth funding and amplify leverage risk, undermining earnings reliability over coming quarters.
