VICI is one of only two gaming real estate investment trusts, has one of the highest-quality portfolios, and the gaming sector is benefiting from elevated gross gaming revenue and strong alignment with local governments, the analyst tells investors in a research note. The firm expects VICI to outperform in the current macro envinrment given its "high-quality portfolio as investors look for defensive names."
